    Might be more impressive if the put in a hot water recirc system

    I think the place is awesome and pandering to my current midlife crisis. The decor will need to be changed, probably made bland as to appeal to all buyers.

    Personally, after wife would knock sense into me, would probably spend the $1.3mil on a different place in a different spot. I like this one;

    I’d definitely update those bathrooms and a few other things like put some cabinets on the kitchen island

    love all the wood tho, refreshing to see something different

    I have no idea what a place like this will sell for since its so unique but over a million for sure

  5. Groove, anyone who would pay over a million for just 2 beds(next to an alley) would be crazy! At least this place has a third. Your linked house, wasn’t that featured on this site a few years ago, it looked like two old queens owned it and decorated it hideously(no offense, I am gay too..) they cleaned the place up well.

    It has been on and off the market i swear like 3 years. And different staging options each time listed too i think.

    dont judge me, but i liked the original hideous decor, i prefer originality even its extremely specific to the owners taste. the open bath and spa tub need to go quick though.

    also its not facing the alley outlet, its one lot over so actually not bad.

    IIRC it is a 4 bedroom, the owners just chopped it up to 2 beds. wonder the costs on re-configuring?

    apparently the 1.1mil and higher price is not the market price for it.

    But you dont get a huge tax bill or HOA fee if you go the SFH on surf route

    Yeah, crap appliance for the overall effect of the place. dishwasher should be cabinet front. The range is a POS, fridge should be a built in. And, yes, there should be a real vent, rather than a microhood. Kitchen would look *nice* then.

    LOL, no judge! I actually liked that I could see these two owners in my mind, and what they liked, how they live etc. I just wouldn’t want to clean the place up! Yes, the open bath needs to GO..I never understand why people do that.

    Agreed, in modern or *hip places cabinet front should be mandatory to have a clean line look.

    I also when one is charging over a mil a vent hood should also be mandatory. And i don’t mind the microwave vent over a range in most situations, this is not those situations

    then you might like this one too with even 1300 more sqft and a real nice layout.

    yes cosmetic updating will be needed in all rooms, but this building will eventually get a historic landmark someday.

    of all 4 of the properties now in queston, my need to feel cool again pulls me towards this adline loft, my pinky up sipping self likes the “yeah i live on Lake Shore Drive”, the fan of architecture self is all about the oakdale place (LSD and loft too), and the Groove hates the concept/communism aspect of condos and swings the SFH Surf place.

    I dont know IMO its a good negotiating list price. its a prime location with three levels of loftness. one shared outdoor roof space and one private. 2 parking spots

    Yeah your on the alley side of the building, but you are removed from the halsted noise also the aldine traffic.

    Your paying for the space, location, parking, and wood. the finishes are easily changed to your taste ad a immaterial cost
