    The layout makes it seem bigger than 1100 sqft. I will say this is the best place Cribchatter featured this past 2 weeks.

  5. Great vintage unit.

    Yes, the HOA fees are high for a condo, but maybe not for a vintage condo. Here’s my new measure: per square foot (subtracting taxes and HVAC). Assuming about $200 a month for heat and A/c for this place, the unit has an HOA fee of about $1 per square foot.

    Vintage buildings are going to be about 80-120 years old. They are not going to be much over 10 stories high and with about 50-75 units at the most. This building has 64 units and is a 92 year-old building. I think that $1 per square foot for a vintage HOA is about the going rate.

    That equates to $2.86 psf.
    Fwiw although it’s an apple to this vintage orange building, across the street at 1230 N State a rehabbed 1450 sq ft 2 bedroom 2 bath unit has been marketed for rent asking $3350/mo. ($2.48 psf) and is still available. And also recently at 1230 building, a rehabbed 1000 sq ft 1 bedroom 1.5 bath unit was rented for $2050/mo ($2.05 psf). The buildings provide similar amenities imo

    Guess that proves the theory that one mans dream is another mans nightmare.

    Nothing about this place makes me want to place an offer. Not my style, location, or use of square footage.

    What a great one-bed apt, the high HOA notwithstanding. It had darn well better be great for over $300K.

    This is a beautiful building in one of the best locations in the city, and you get a very high level of service and amenity for your HOA.

    The unit is finished beautifully. In a perfect world, I’d buy this place to live in, and a separate commercial place, like a small storefront, to practice messy hobbies in.

  13. I listed a studio condo in here about 10 years ago. The assessment was almost as much as the mortgage payment would be. We ended up selling to a cash buyer for way under list price.

    This building’s location has an interesting history. It used to be an “apartment hotel” catering to celebrities and other VIP’s on long vacations or business stays. That whole stretch of Goethe was one swingin’ scene back in the 60’s what with the Pump Room, the Playboy Mansion, and Maxim’s disco all just steps away.
