Looking for that Starter East Lakeview 1-Bedroom With Parking? 434 W. Aldine

434-w-aldine-approved

This 1-bedroom at 434 W. Aldine in East Lakeview just came on the market.

At 1000 square feet, it’s bigger than your average one bedroom.

It has south facing windows, hardwood floors and some of its vintage features including built-in bookcases and a fireplace.

The kitchen has white cabinets, “new” stainless steel appliances, and a tile backsplash.

There’s no washer/dryer in the unit or central air, but there is a rare, for this location, deeded private garage space.

At $279,900 and with low mortgage rates, is this a better deal than renting?

Ali Gursoy at Berkshire Hathaway KoenigRubloff has the listing. See the pictures here.

  1. This unit is really pretty and the price is great. However, the lack of an in-unit washer/dryer is unacceptable unless they allow high efficiency units to be installed.

  2. Yep, perfect unit except for the laundry situation, that’s too bad

Window AC is annoying too but manageable in this lakeside location

  4. some kitchen design fails. the microwave looks way too close to the cooktop…and a full size upper cabinet over the sink?

In agreements regarding in-unit W/D and super low microwave. Also, assessments seem too low as well. I’d need to investigate the reserves. Love the large living area for a 1bed.

  7. I didn’t notice the dog weight limitation. I rescind my previous positive comments.

  8. Dog weight limits just seem idiotic to me. There is no correlation between dog weight and dangerous behavior. And why can’t a 50 pound dog live somewhere designed for a human many times heavier?

    Just doesn’t make sense.

  9. Also, one more thing.

In terms of dogs who misbehave, bark, destroy things, and in general are assholes. Its always the tiny lap dogs. Every. Single. Time. All that inbreeding to reduce their size has caused havoc on their mental well being.

Small dogs are the real assholes of the dog world. Give me a big dog any day.

  10. ^agree

however big dogs do more wear and tear like damage to a unit, but its your unit so who cares

  11. The problem with big dogs is that when they misbehave it is much worse than when a little ankle biter dog does it. Having a 10-15 lbs lap dog get cranky is not nearly as bad as when say a giant Rottweiler decides he wants to have a bad day.

I’ve owned a Rottie and a Boxer so I have plenty of love for big dogs. However, I’ve seen condo owners with out of control Dobies and even Labs cause all kinds of havoc in a lobby. I can understand why some associations just decide they don’t want to deal with larger dogs.

  12. You could replace “Rottie” with teenager and compare little kids to teenagers. Associations aren’t allowed to ban kids or people by their size, so it irks me when they ban large dogs.

A muscular bro is more apt to damage property than a little old lady, but you can’t ban bros.

  13. There is always a chance a larger dog may jump up on someone to greet them. A small dog may scratch a shin. A large dog can take out an elderly person.

  15. Lived in this unit for 2 years in the late 80s with my boyfriend and now husband of 25 plus years before it was converted to condos. Best apartment ever! Solid building with tons of character and perfect location. Basement area where washers and dryers were located was perfectly fine. Personally, I would not want a washer and dryer to use up any of my livable space. That idea of absolutely needing to have a washer and dryer in and apartment/condo unit seems very entitled and ridiculous. I own a 2-flat and feel quite comfortable sharing the appliances located in the basement with my tenant.

  17. Many people are afraid of dogs. If that’s the case, which would you rather encounter as you walked into your building in the vestibule: a 15 pound dog that yaps at you or an 80 pounder that even the owner is having trouble holding them close on a leash?

And that big dog could be as sweet as pie.

But if you’re afraid, you really don’t want to encounter the bigger one.

Yes- the smaller dogs can definitely make more noise. Ever hear a 10 pound dog run back and forth in the unit above you for a few hours? Good times.

  18. My problem with the big dogs is riding in the crowded elevator with them. It’s so nice when the dog decides to stick his snouze in my butt and when I ask the owner to pull him back, she blames me for getting to close. I’m in a crowded elevator lady. People are such pigs with their dogs. Although, I must say, why they couldn’t tranquilize that poor gorilla is criminal.

  19. they needed to kill the gorilla. he was dragging the boy around like a rag doll. he would have gotten too agitated if they tried and failed to tranquilize him. now the parent(s) should be in jail for this that’s like the worst parent ever. I’ll shoot the parents myself.

Peter Francis Geraci’s Wife Sues Condo Building Over Dogs in Elevators
    Updated on April 15, 2015 3:57pm

RIVER NORTH — Holly Geraci, the wife of famed local bankruptcy lawyer Peter Francis Geraci, is suing her River North condominium association — again — alleging a “vague” rule on dog etiquette has put her in danger in the building’s elevators.

Holly Geraci said in the lawsuit that she has been “repeatedly attacked” by people with dogs at 333 W. Hubbard St. because the association has prescribed “no clear rule or restriction” prohibiting people with dogs from entering the buildings’ occupied elevators.

“People with dogs, both in elevators and in common areas, have assaulted or battered, sworn at, threatened, intimidated, attacked or assaulted Plaintiff numerous times,” she said in the complaint, which was filed last month in federal court. “Over the past 10 years, the Association and its managers have deliberately harassed and intimidated the Plaintiff, and encouraged others to use their dogs as weapons.”

  22. Yep, the Greater Wrigleyville neighborhood (roughly defined as Belmont/LSD/Irving Park/Ashland is getting “hot” again thanks to the newly revived fortunes of our Cubbies! Get in on the ground floor, owners and investors…and Batten down the hatches against the upcoming World Series riots!

One wonders if she is for some reason very appetizing to dogs. She might want to change her perfume or something. How can she get attacks so many times?!

BTW, a rude pun referring to a female dog crossed my mind while reading this 🙂
