Live in the Wicker Park Historic District in an Italianate Mansion: 1356 N. Hoyne

1356 n hoyne

This 5-bedroom Italianate mansion in the Wicker Park Historic District at 1356 N. Hoyne in Wicker Park came on the market in March 2016.

Built in 1888, the 6,000 square foot house is on an oversized lot of 44×150 and has a 3-car garage.

4 of the 5 bedrooms are on the second floor, including the master bedroom.

It has a lower level family room which is at grade level because of the stairs leading up to the front door. The lower level, in addition to a family room, has a mud room, a full bar and a guest room with bath.

There’s also a third floor recreation room which leads to a rooftop deck.

The kitchen has custom cabinets with Subzero, Viking and Bosch appliances.

The house has been updated with all of the current amenities including central air, an outdoor irrigation system, and skylights.

Originally listed for $2.7 million in March, it has been reduced $200,000 to $2.5 million.

It’s amazing how the Wicker Park neighborhood has been transformed in the last 20 years.

This house sold in 1997 for just $240,000.

Who’s the buyer for this type of home in this neighborhood?

Beth Gomez at Berkshire Hathaway KoenigRubloff has the listing. See the pictures here.

  2. “This house sold in 1997 for just $240,000.”

Looks to me like they started from scratch on the interior and did a complete restoration on the interior.

*Severely* under-taxed. And that’s without *ever* (since ’03) appealing.

2015 assessed value? 42% higher. Which, with the tax increase, might mean a $30k tax bill this year.

  3. For this price, I’d rather be closer to the lake.

  4. I agree, I have no idea why people are paying so much to be so far away from the lake.

  5. The photo quality is pretty poor for this price point. And seeing the sale sign in the first pic is probably a decent indication of how this broker runs things.

    You mean Sabrina’s pic?

If there is a sale sign in the realtor’s first pic, it’s pretty well camouflaged.

The CC by-laws require you to provide a link to a place closer to the lake at this price point with as much or more sq ft, Bd/Ba and features.

  9. Great place. I like their taste. But I would never spend anywhere close to that to live around there, even if I could.

  13. I love living by the lake but it definitely has its drawbacks. Hoyne House has more more exterior/yard space compared to the others. And if you have one spouse working downtown, while the other needs xway access, WP is the better choice.

  18. We don’t know why the builder chose to build this style. We can’t read minds and know everything.

  19. BTW, why can’t any of those places Madeline posted sell. They’ve all been on and off the market for the last few years. I mean, it’s so close to the lake…and in a hot market.

One of them had been on and off the market much of the past decade:

338 appears to still belong to the Developer (individuals, rather than the company).

Not everyone wants to live by the lake. That’s why the West Loop/Fulton Market and Bucktown/Wicker Park are hotter neighborhoods right now than Lakeview.
