  3. That’s a lot of square footage for the price. If I had $700k to spend, I would consider this unit. I especially like that rentals aren’t allowed. I am a little surprised about the air conditioning situation. Those window units are ugly, but I could live with them.

  4. I like how they stage stuff on top of those ugly azz window units though, one room looks like it is set up as a computer desk, and the other just an end table for a lamp, interesting that by putting things on the AC units it takes your eyes focus off of it when glancing at pictures.

  6. I like this unit. Good amount of space for the price with 2 floors. The location is definitely one of the best in the gold coast, residential area but just around the corner from the viagara triangle and Oak street beach. The owners made a decent amount of upgrades. I would guesstimate about $30k-40k in upgrades for the flooring & the high-end appliance. Did they just restain the floors to a darker color? Or did they replace the flooring? I would expect this unit to sell between $580k-620k.

  7. I just wouldn’t bother living on the lakefront without a view of the lakefront. That just would be the non starter. Why bother with the tourists, suburbanites, traffic, etc.

    Here’s another that sold for almost 200K more in 2 years. The market is hot for duplexes on the North Side.
