    Location and size of the lot.

    The Hawthorne house is near the Lake (still a preferred location for most). And it’s on 5+ city blocks whereas the Patterson house is on a much smaller lot.

    Also- as someone else said- it’s brick construction.

    It *should be* fairly dependent on the exact location, but I would say perhaps as low as $650k, and as high as double that. Excluding anything on a major-ish street, where you might get less than $650.

  16. @anon(tfo): a datapoint for for you in Lincoln Square. A corner oversized lot just sold for $750k, with new owner’s intent to converting to a side yard. Two other lots on the same block have been converted to yards as well though I don’t believe either were over $600k. ~2200 block of Giddings.

    That’s an expensive yard.

    It’s amazing considering the national media has recently described Chicago as “spiraling out of control” (with crime.)
