  1. 460K was ridiculous for 1330 square feet right by that crappy high school. I think this will go in the high 300s unless someone falls hard for that yard space, which is rare and very nice.

  4. Beautiful. The problem is that if you could get this with parking and with that yard for high 3’s, it would have cheaper finishes and need updating. Here you get the move in ready life – – and a quality looking one at that (although I am not sure of the quality of the kitchen cabs but they at least look good). I say it goes for $410-$415K. Some folks will pay a premium for knowing someone else did all the work. If I were in the market for this though I would insist on going to see it after work on a weekday when the neighbors are home. I lived in a unit of similar vintage, although built for a lower class than this was originally built for, and you could hear EVERYTHING the upstairs neighbor did / said.

  6. Years ago we looked at something on that block (might have even been this building, was definitely an older building) and couldn’t get past the location. Too much potential for noise and mischief.

    @Nonya – – I would be more concerned east of Clark between Montrose and Wilson than I would be with this location. I don’t think this is a significantly higher property crime area than the neighborhoods south of Irving Park and I don’t think there is much violent crime in this area although I am sure someone will quickly correct me if I am wrong.

  8. Being that close to a third rate high school means opportunities to experience petty crime and noise galore.
