It was on the market last year and sold in September.

But it has now been “fully renovated” with a new kitchen with Italian cabinetry, Italian quartz counter tops, Subzero and Wolf appliances and a wine refrigerator.

There are walnut hardwood floors and Porcelanosa tile throughout.

The bathrooms have also been renovated. The master bathroom has a walk-in rain shower and floating dual vanities.

There are 20 foot floor-to-ceiling windows with river views.

Two of the bedrooms are on the second floor with the third bedroom on the main level.

It has central air, washer/dryer in the unit and parking is available for $35,000.

Last October, this unit was on the market as a rental listed for $4800 a month (not sure it was “renovated” then.)

It was reduced to $4475 by January 2016 before it was withdrawn from the market.

The unit has come on the market for sale for 43% more than the September 2015 sales price of $585,000 (which included the parking.)

Buyers love “new.”

    Yikes, nobody wants to see that, looks terrible, clean it up!

    while they make a great product, most of it isn’t overly expensive. i have that “marble” tile in my bathroom and if I remember correctly, it was less than $10/sf.

    they did a nice job with the reno of this place. i used to live a block from here and loved this area of RN.

  6. This is unit 309, not 302, which is also for sale. The other condo will give you a sense of the pre-renovation finishes. And Porcelanosa is a relatively inexpensive “designer” finish.

  7. There are a few rentals currently listed in this building and the asking rents for those units along with the unit 302 listing make me think that no way no how is this worth just shy of $1MM. In fact, if it were, unit 302 is a much better deal because you could do the work yourself and flip that unit for a hefty profit…even accounting for the fact that 302 seems a bit smaller…but not $450K+ smaller!

  8. Definitely a nice remodel and even though it’s a low floor, the views are nice & protected. I’m not seeing the 20 foot floor to ceiling windows in the “Main living area” except for a small alcove near their small round table. Maybe that looks better in person, but it’s not impressive at all in the pictures.

    assuming the listed square footage is correct for both units, unit 302 is 500 sf smaller. just based on size and price/sf, it deserves a $200k premium. add in the reno and you’re a little closer.

    my guess is that during the reno they modified the floor plan. it was probably once in a more concealed location. it’s not an easy thing to just move.
