You Can Still Get a 2/2 in River North With Parking for Under $400,000: 758 N. Larrabee

758-n-larrabee-approved

This 2-bedroom loft at 758 N. Larrabee in River North came on the market in October 2016.

It appears to be bank owned.

This loft has tall concrete ceilings and concrete beams along with industrial windows.

Just one of the two bedrooms has windows.

The kitchen has wood cabinets, what looks like granite counter tops and black appliances.

There are hardwood floors and a fireplace in the living room.

It has central air. The listing doesn’t say if it has washer/dryer in the unit but this building was converted with in-unit washer/dryer in 2002.

It appears that there is garage parking included.

This loft has come on the market at $399,000 for 1400 square feet and the parking.

Is this a deal for the location?

Alexander Carr at AM Realty Management has the listing. See the pictures here.

  1. It appears to face the interior courtyard. That is probably the issue. Unless you are on the top floor, 8, it is a very dark view. I can’t tell if the bedroom or any of the windows face the street or river but I don’t think so.

In picture 4 it looks like it faces north. The windows out the window look like those at Domain across the street. But I could be wrong.

  4. Looks like a nice apartment

This is the type of place that will have zero demand once the market settles

  5. you actually CAN do better and be generally nearby for this price point but this is an architecturally / historically significant building and that will mean something to someone. This place looks depressing – – would have to see it in person to verify if it is actually depressing or just the terrible listing photos. Better lighting and about $50K in upgraded finishes and this place could be amazing. Location is pretty fantastic IMHO. It is getting to the point where you can hop on the river walk and run / walk uninterrupted to the lake!

Is this the building where the roofers caused a fire 9 or so years ago?

  6. This unit faces the building on the right in Sabrina’s picture so it is definitely not an interior courtyard unit.

Same building, same price, higher floor on the river side, with a balcony: https://www.redfin.com/IL/Chicago/758-N-Larrabee-St-60654/unit-705/home/12698194

Looks much better, but I think that’s mostly a function of staging/lighting /photography.

  8. Sunset views on your balcony = definitely much better than the other unit.

Agree – – looks to be virtually identical finishes. Staging and lighting and professional photography do wonders.

I don’t see any effort to connect the small section of a river walk by this building to the downtown riverwalk that goes to the lake.

I don’t like the location and I don’t understand why other people like it. It’s too far to many of the amenities that I currently enjoy nearby in my hood: natural food store, ethnic restaurants, coffee shop, wine shop, sports bars, gyms, laundry/dry-cleaning, boutiques, salon haircuts, and pet services.

Well, given that it would involve blocking the river, I think that is understandable.
