Looking For That Million Dollar 1-Bedroom? 840 N. Lake Shore Drive in the Gold Coast

This large 1-bedroom in The Residences on Lakeshore Park at 840 N. Lake Shore Drive in the Gold Coast (or is this Streeterville? I never know in this location) came on the market in November 2016.

At 1800 square feet, it faces south and has a full sized dining room and half bath along with a 15×7 foyer.

It also has a 6×12 south facing terrace with gas and electricity.

The kitchen has white cabinets and granite counter tops along with stainless steel appliances.

It has central air, washer/dryer in the unit and parking is included in the price.

The unit also has a unique feature in that there is wine storage in the building included.

These large 1-bedroom units in this building are rare.

We chattered about one of the others, Unit #202, back in 2011. You can see that chatter here.

That unit finally sold in 2012 after a reduction for $790,000.

Unit #302 is listed for $989,000 but the market is much different for luxury today than it was in 2011-2012.

Will they get nearly a million dollars for this 1-bedroom?

Nancy Nugent at Jameson Sotheby’s has the listing. See the pictures here.

  1. Very comfortable and livable unit for 1 or even 2 people. You’re definitely paying a premium to live with the 1% folks. On the negative side is the lack of a real water view. You’re also paying a very hefty assessment (wine storage doesn’t come cheap) – even compared to other residents in the building. The per square foot assessment for the little unit on a low floor is almost 15% higher than the bigger units on higher floors.

  2. Why do Chicago realtors not include the floor plan? I appears that this unit could be converted into a two bedroom should someone desire, but without the floor plan it’s hard to tell for sure.

The realtors in Chicago so lag behind DC, New York etc…. Most do not publish floor plans and I find it frustrating. It’s such a waste of time — theirs and the buyer — to do a showing when clearly the floor plan won’t work for the buyer Jennifer Ames is the only realtor who puts a floor plan up with each listing.

  3. Sabrina – CCRD or cookrecorder.com search portal looks like it’s up and working again. Try deleting cookies/cache on your internet browser. I have been equally frustrated. It’s been down for the last 3 weeks. How does anyone not notice or fix this? And why not put a redirect from ccrd.info to the new cookrecorder.com?

Thanks Elliot. I just tried it and can get in again as well. Yay!

In the past, it has gone “down” for the weekend (as I’m assuming something went off line, no one is around on Saturdays and Sundays so when they get back in on Monday morning, someone fixes it.) But it’s never been down for a week or more in a row. That’s absurd. Lol.

    Ah…Cook County.

And yes- I don’t know why they don’t tell people going to the old CCRD address (that has been the site for FOREVER) that it’s now cookrecorder.com.

  6. Floor plans are fine but if you are really interested, just call the realtor and get the floor plan.
