An Outdoor Oasis in the Middle of the Gold Coast: A 3-Bedroom at 45 E. Cedar

45 e cedar

This full-floor 3-bedroom at 45 E. Cedar in the Gold Coast recently came on the market.

This building was constructed in 1996 and has 4 units and parking.

The listing says the unit has been featured in Better Homes & Gardens magazine.

There’s 10 foot ceilings, crown moldings and built-ins.

The unit has marble floors in the living room, dining room and kitchen.

The kitchen has De Guilio cabinetry and Brazilian Azul granite on the island.

There’s a walnut paneled library.

The master suite has walk-in closets.

All the bedrooms have en suite baths.

It also has central air, washer dryer in the unit and 2 indoor heated attached parking along with a private elevator.

But the crowning glory of the unit is the 1300 square foot private deck with a pergola, lighting and ceiling fans.

Will this unit sell quickly thanks to the unique outdoor space?

  1. This is a cool space –

Needs updating though..and I don’t think the garden is ALL that amazing for 3 million bucks…at that price point I’d expect something more like the rooftop zen garden that a penthouse unit at the contemporaine had a few years ago – anyone remember that?

I will say the assessments are surprisingly reasonable for the Gold Coast. I think you could probably get a cooler space with this much money…can’t 3 mil buy a decent house in the GC?

  2. No hot tub in the garden?

  3. I’ve never been comfortable with the elevator opening directly into the apartment – especially when there is no doorman watching who is coming and going.

  4. I would much rather buy an old greystone for the same price or less in this neighborhood.

  5. The stone trim on the building and front doors look cheap. Perhaps the price could be justified if it was in a building that looks vintage or beaux arts, etc… It looks like one of those midrise buildings that front North Avenue in Old Town.

  6. Pretty sweet place, and a nice listing too…but given the price point, would it have killed them to put full rolls of toilet paper in the baths for the photo shoot?

  7. The 4th floor unit in this condo is also for sale…but for $2,999,000 (no outdoor space). So for an extra $200k, you get this nice outdoor space. I would say it really is rare to find such a large private outdoor space in the Gold Coast. Cedar street is also one of the best streets in the Gold Coast so the location is great.

However, I agree that for $3M, I would rather buy a greystone single family home in the area (ranging from $2-4M). In fact the greystone right across the street, sold for $3.5 last year https://www.redfin.com/IL/Chicago/48-E-Cedar-St-60611/home/14122488

Also there is another single family home right down the street that is cheaper at $2.8 MM https://www.redfin.com/IL/Chicago/77-E-Cedar-St-60611/home/14122450.

I would rather either of these two single family homes over this “condo”.

JimB, you have to have a key or a code to get it to move. It’s not like anyone can just walk in and it goes up and opens into your unit. Each floor has its own key/code so no one else can go to someone else’s floor.

  9. A four-unit condo,at this price point is unfortunate. Surely with a $3M+ budget, you can end up in a lovely home where you can control your own destiny.

  10. Hi I’m new here. I’ve noticed a lot of “For my $3 million, I would rather…” Many dont have an interest in single family homes, especially those who live in dense urban environments. Vertical living isnt for everyone. This outside area is astounding in the gold coast and those who can afford this place can update/customize the inside easily. And referemces to how they show the toilet paper and the stone trim on the front doors in pictures seems trivial. Some people prefer the vintage or beaux arts look on the outside of a building, others dont want to live in the distant past.

  11. Pete a single family in the GC will be even more so “vertical living”, because at this price it will be a narrow row house. People here aren’t saying they want a ranch house in Lake Forest. The fact that you feel renovations are easy and apparently have no appreciation for detail, well you wouldn’t happen to be a realtor, would you?

  12. Pete9441: Thanks for the insights. How do you feel about diagonal-pattern wood floors, above-the-stove microwaves, turtles, or Lamborghinis?

If someone can hack my thermostat, refrigerator, computer etc, they can certainly hack my elevator.
