This 4-bedroom townhouse at 1000 N. State in the Gold Coast came on the market in June 2016.

It’s located at the prime corner of Oak and State but you might not have ever noticed this group of 15 townhouses because it’s built on top of the parking garage, several stories above the street.

Given that they were constructed in 1973, when this neighborhood was more dicey, building up off the street probably was seen as a selling point.

The complex has a center courtyard with a pool and basketball court (but no picture of this in the listing.) Is this included in this complex or the high rise building next door?

This is a large property, with 3800 square feet.

At 3 stories, it has a unique 40-foot center atrium with a massive skylight (see the pictures).

It also faces south, with the Ogden School directly across the street.

The master suite has a dressing room and a marble bath.

The kitchen, which is on the main level along with the living and dining rooms, has white cabinets and white counter tops along with Subzero and other stainless steel appliances.

The townhouse also has another unique feature, a 26×12 “attic.”

While the townhouse has central air, it has leased parking in the rental garage starting at $285 a month.

Originally listed in June 2016 for $1.475 million, it has been reduced $176,000 to $1.299 million.

Is this a deal to get 4-bedrooms and this much square footage at this price in this neighborhood?

  1. Nice place, but I wonder why the assessments are so high? Perhaps because 15 families share the cost of a full time engineer? The assessments, taxes, and one parking space will be about $3,500 per month, which will buy a lot of SFH elsewhere.

  2. I walk by these townhomes all the time, and have always wondered what they look like inside. I would say this is now priced about right/slightly below market at $1.2MM. The bathroom needs some minor updating. But otherwise, this is move-in ready. The $1,700 HOA is high, but I suppose that’s counter-balanced against the higher prices and taxes that real single family homes in the area have.

  7. A place like this really needs a floor plan. I don’t understand how this is all situated. Great for a family except Ogden is going downhill, lost its ranking, best to move to other districts.

  9. I looked for a description of these “skyhomes”, since I recall seeing before. I found an old Tribune article from when the building opened–in early 1970’s: http://archives.chicagotribune.com/1973/01/20/page/116/article/newberry-plaza-apartments-make-debut It describes these as being “some of the most unusual townhouses ever built” reached by private elevator and that the townhouse would share an “avenue in the air”, but also sharing the 4th floor deck with the pool, sundeck & garden & healthclub (all shared with the highrise units).

    Regarding the assessments, they are high compared to most townhouses, but you are sharing the building amenities, private elevator and other maintenance. Depending on your perspective, it could be the best of both worlds (home-like feel but with the security of highrise);

  17. I believe the high assessments are because they are part of the high rise’s HOA, and get the benefits from that (engineer, security, pool, etc?) So really, how does that HOA compare to a 3800 square foot penthouse unit in that area?

    Too bad this was WAY out of my and my wife’s budget. We ended up with a West Bucktown townhouse, but miss certain amenities of high rise living from our Lincoln Park days… this would’ve provided everything we’d have wanted from both styles of house (especially with large “attic in lieu of private 2-car garage for storage)

  20. Why do I bother reading cribchatter? Because I am in the real estate business and it’s a fun, quick snapshot of a new property. Some posters make good observations but I don’t remember who they are. I make good observations too. One can agree with that, or disagree. I don’t care but again, why do you care so much?   23. If you put 20% down on this place, after taxes, insurance, assessments, P&I, and ONE leased parking spot you are at $8,000 a month to live here. That doesn’t seem worth it to me but to each his own. It looks like it needs some updating too and I would want to see a year’s worth of average utility bills. I bet gas & electric is another $500 / mo minimum for that space.

    Your reading comp. sucks – 42 E Schiller sold for $1.4 mil ($200k above ask) not for $200k. Decent deal imo. B/c based on nearby comps no one but you believes Schiller just off the lake is “total ghetto over there”.

    Poor guy doesn’t understand that the problem 30 W. Oak has caused and the police asked them to stop with their shenanigans. They can’t block the street and cause traffic issues because they don’t like people parked in front of their building.

    Many people think Schiller across from 1360 n. LSD is ghetto. The only thing worse than 1360 lsd is 1400 lsd, which is also on the corner of Schiller and lsd. Old, decrepit high rises with lots of turnover, lots of dog crap all over, garbage trucks constantly, people sitting back by the garbage smoking. Maybe you live under the north Ave viaduct so Schiller looks appealing to you. For me, not so much.

    There’s a lot of snobbery about the Gold Coast, in general. People who live there have their own block to block, building on building opinions.

    It’s rather amusing.

    But that’s why younger people, especially Millennials, tend to shun the Gold Coast. They don’t care about those kind of attitudes. They want a property that is nice near decent restaurants, shopping and transportation- and a view is a bonus.

    Who will all those Baby Boomers sell to when they want to move to Florida?

But I’ll agree with you that the Millenials shun the Gold Coast because they can’t walk three feet in every direction for a bar or restaurant. Also, millenials call the Gold Coast the Old Coast, not for the people inasmuch the buildings are old. 1350/60 lsd is the only rental and it’s in bad shape. Even if you want to buy a condo, you have 1960-1980’s wiring, plumbing, etc. Millenials want to rent glass buildings, big gyms, big bathrooms, free wi fi, etc. the Sinclair will certainly change the landscape of the GC.

    GenX is suddenly going to be buying up the Gold Coast? Oldest Gen X is in their 50s now.

    I don’t see it happening yet.

    Only “younger” people are in some of the new buildings because they have kids and want to be near Ogden.

    The oldest “millennial” is about 34 years old now. So they all don’t want to rent.

    Yes, the Sinclair will be a nice newer rental in the Gold Coast, which desperately needs it. But what happens when the Millennials want to buy?

    By the way- Gen Z (as they are being called) are about 18 to 20 years old now so they will soon be the renters in many of these buildings.

  36. After Gen Z, do we start again at Gen A? How does that work? Ogden has been downgraded in the CPS rankings and has empty classrooms. Maybe parents want to be “near” Ogden but not actually attending it.
