This complex was built in 1971 and has 50 duplex up units in 4 story buildings. One unit is on the first and second floor with an outdoor terrace and a second unit is on the third and fourth level.

The listing says there are new windows, floors, doors and a new trex decking on the large deck off the living room.

The kitchen is open to the dining room and has dark cabinets, quartz counter tops, stainless steel Bosch dishwasher and GE profile appliances.

There are new bathrooms.

The duplex has central air, electric heat and a washer/dryer in the first floor powder room.

There is outdoor parking just outside of the deck.

These used to be among the more affordable 3-bedroom units in East Lincoln Park.

  1. I don’t consider a unit that is first floor and subfloor to be a duplex up. I assume that this is because the entrance is below ground level and then you can go “up” to the first floor. I can’t tell if this has a unit above it, but if it does, then it is really not a duplex up in my book.

  4. “a unit that is first floor and subfloor”

    The patio is at ground level, not sunken (or, at most, a step down from sidewalk level). The first floor is ground level, and the 2d floor (the up) is normal 2d floor level. And, yeah, there is another duplex unit above.

    I like the reno on this unit better than this similar priced one that sold last summer:

    Part of the premium is for the lower v. upper, bc of the outdoor space, and part bc of the updating. How much of each? hm.

  6. it is interesting that they went panel-front on the dishwasher but abandoned that idea on the fridge.

    This is the second powder-room / laundry this week, right? It is a little weird isn’t it? I am not sure how I feel about that…
    I am also curious about noise – – having another units kitchen and living space above your bedroom. I know some newer construction condo dwellers who are living this nightmare, but maybe the construction quality on this unit is better?

    …Otherwise, this is for sure peak to near-peak pricing for this unit but I have no doubt it will sell. It has one more bed and one more bath and bigger private outdoor space than most 2/2s that are selling in the $400K ball park. Could you get a 1/1 for $150K around here? No,you couldn’t. This will sell.

    No.

    Where on LaSalle? There’s a group of older townhouses on LaSalle. That’s not what these are.
