  3. This area isn’t like rush street…it’s not filled with drunken tourists. This is a reasonable price for a three bedroom in this area. The schools are good, transportation downtown is good, or the Kennedy is close if someone works in the suburbs. $280 HOA seems high for a newish building without an landscaping. I guess that elevator that goes up and down only three floors is expensive.

    Snow removal, cleaning common areas, electricity and heating for common areas, garage painting, pest removal, elevator maintenance, crap like that adds up, these assessments are very cheap

  7. Snow removal is two sidewalks. And the commercial tenant is responsible for that anyway. Cleaning common areas is probably vacuuming a hallway once a week, electricity for a common hallway is three light bulbs, and I don’t know why you would heat a hallway, unless you have people living in the hall, pest removal, spraying once a month? Are you on a board? These are small items in a budget. The HOA brings in $20k a year. I think $280 a month is high for what you get. I have a condo I pay $400 and I get a ton more of amenities. Ok, Division is filled with local drunks, fine, lets go with that. Whether it’s a mccrapbox, is a matter of opinion. I’d love to see pictures of your prewar Lincoln park palace. If you don’t know jack about the schools, why say “doubt it”. Jesus. You seem pretty down on the neighborhood.

    The a-a elementary is Pritzker which is at least fine.

    The a-a HS is, of course, crap, since this all but about 5 of them are.
