A Duplex Brick Loft With a Massive Rooftop Terrace: 215 W. Illinois in River North

215-w-illinois

This 2-bedroom duplex loft in the Anchor Lofts at 215 W. Illinois in River North came on the market in July 2017.

The Anchor Lofts were one of the first buildings converted into lofts in River North in the early 1990s.

It has 18 units and garage parking.

This loft has exposed brick walls and the original timber beams along with what looks to be a dry walled ceiling.

There’s a chef kitchen with luxury stainless steel appliances and granite counter tops.

The master bedroom is on the main floor along with a 16×16 walk-in closet and an en suite bathroom.

The second floor has a family room, a bathroom and a bedroom with what looks like glass walls.

There is a wall of glass doors which leads out to a huge “renovated terrace” with city views.

It has central air and washer/dryer in the unit.

Originally listed for $1.6 million, it has been reduced $100,000 to $1.5 million.

Will this reduced price bring a quick sale?

Justin Oliver at Urban Real Estate has the listing. See the pictures here.

  2. The market for this property is small – couple with zero kids (and doesn’t plan on having) or Jan Terri music video location

  3. Seeing these taxes so low on everyone else’s way more expensive house while the city fucks up my shit is extremely demoralizing

Very awesome place though as DINKS’s we’d live here in like no time flat if it had 2 parking spaces and way more money to blow

  5. Cool place. I wouldn’t pay this much, but I like it overall. The only issue I see is that the view from everywhere except the deck is atrocious. I think the view would up bothering me. If the view was better, this place would be near perfect.

I’m also curious how the assessments are so low.

  6. Freakin awesome. It’s exactly this kind of place that tips me away from a SFH at this price point. But for a DINK couple who only lives in Chicago part time – sold. Wonder what it will close at?

  8. I worked next door to this place in the mid-2000s. Not my favorite street, but it looks a little better now than it did then.

Personally, I’m biased because I just don’t like River North too much. As someone planning to be an empty nester in the not-too-distant future, I’d also prefer a place with more amenities.

    re the 2015 sale

Of note the 2015 buyer was a cash purchase! Must be nice to be a DINK with that kind of cash lying around.

Always liked this area back in the day. Wasn’t there a brewery near here in the late 80’s?

  15. Two car parking is a tough ask. More likely if you are in a high rise and can rent that extra parking space.

I like this listing. I like listings that show a floor plan. Now listings are using drones and providing aerial views. Two thumbs up.

Siebens, which became Berghoff, which became Reza’s, which became a perpetually “coming soon” BBQ place.

  17. My problem is the deck is on the second level and the kitchen is on the first level. So bringing food and drinks up and down is a pain. I would also like to get up in the morning, grab a coffee and walk out on the deck. This deck isn’t conducive to that either.

But isn’t that the case with anyone that has a roof top deck.

  20. hit the stairs fatty!

    But I get your point,

I have a rooftop deck and rarely use it mainly because its hot as hell up there in the summer, wasps really enjoy it, and there are 2 large flights of stairs to get up there. My yard is a million times more convenient, one flight like in this place wouldn’t bother me much though

You in one of the corners? Look like they’d be pretty nice to hang out with the dog(s).

  22. I have a roof deck and use it extensively (In fact, I am typing this comment from the deck). We bought a couple of these: https://www.amazon.com/Windscreen4less-Commercial-Warranty-Customized-Available/dp/B00KH9VND2/ref=sr_1_17? which keep the space cool in the summer.

Most of the buildings on my block have roof decks and I rarely see anyone else up on theirs.

It *is* a bit of a hassle carrying drinks and food up the stairs (and more so back down after a few cocktails), but it’s worth the effort. I would LOVE to build a walkout kitchen upstairs (and put in a powder room), but that would be quite expensive!

About 4/10ths of a mile, and half of it either under the L, or on too busy Orleans. I would say “no”.
