Built in 1999, the building has 3 units and garage parking.

This is the preferred layout with a duplex up.

It has 18 foot cathedral ceilings in the living room and a all purpose loft on the second floor.

The unit has a private rooftop deck with views of Wrigley Field and the city in the distance. It has a wood pergola and planters.

There’s a master suite with a walk-in closet on the second floor and a second master suite on the first floor.

The kitchen has granite counter tops and stainless steel appliances. It also has maple cabinets, but there are pictures in the listing that show those cabinets painted white. (Complaints from possible buyers that they’re not white???)

There’s central air and garage parking is included.

Since May, this unit has been reduced $50,000 to $689,000. That is below the 2007 sales price of $725,000.

  1. This actually seems reasonable Vs some of the schlock normally posted. other than poximity to Wrigley seems like a decent price. No elevator the dealbreaker?

    Would rather have floor plans than what the kitchen would look like with whitewashed cabinets.

  4. is this place made with those cinder blocks that cause buildings to collapse unless they are glued up every 3-5 years because of shady builders during the financial crisis / subprime boom? no thanks.

  6. I wouldn’t pay more than three fiddy for this, now that the Cubs are no longer WS Champs.

    At least it is in the Lycee Francais school district.

    Completed in ’99, so would have been the pre-boom shady builders.

    NOT A CHANCE. Even if you filled in the second floor over the whole LR. It’s 18′ wide, and not more than 75′ deep, times 2, less the volume LR = less than 2400 (still ignoring stairs). 2400 is ok puffery, 3000 is crazy.

    Offer $225 psf (ask is $230), and then have it measured. Result would be about $525k.

    I loathe cathedral ceilings, but I’ve certainly seen worse places priced higher than this.

  9. When you are looking for a place this size, you probably have kids. If you have kids, you don’t want to be dragging them, and their things, up that many stairs. And, you don’t want your kids in the position of falling over that short wall to the living room. Agree floorplan would be better then the different versions of the kitchen.
