This 2-bedroom in 1300 N. Lake Shore Drive in the Gold Coast recently came on the market.

But if it looks familiar, that’s because we chattered about it nearly 3 years ago, in August 2015.

At that time, it had recently been renovated with a mid-century modern motif that fit with the building, which was built in 1963.

You might recall that it has dead on Lake Michigan views from the 21st floor.

There’s a chef’s kitchen with walnut cabinets, Bosch appliances, a double convection oven and a built in banquette, with green cushions, which overlooks the lake.

The master bathroom has a aroma/chromatherapy rain shower and heated floors.

As the listing said in 2015, it has all new electric, plumbing and ventilation.

There is an in-unit washer/dryer.

The unit also has unique Terrazzo floors with brass spacers, custom LED lighting and remote control window shades.

There’s valet rental parking in the building for $290 a month along with guest parking.

It’s a full amenity building with a 24-hour doorman, pool and exercise room.

In 2015, we wondered if it would sell quickly given that it was renovated.

But it still hasn’t sold.

In 2015, some of you also thought that it made more sense to just rent given the assessments, taxes and parking fee, and since then, all three have risen.

Listed at $799,000 in August 2015, it’s now listed at $16,000 more, or $815,000.

  1. Not a fan of the finished garage flooring look.
    This would be a great rental, but with the assessment, taxes, and parking being such a high percentage of the total cost of living, I couldn’t buy here.

  4. With almost $2400 in just assessments + taxes and At $571/sf, i think i would just buy in a new lux condo building with lower monthly assessments.

    The last sale is $530k, so they’re nothing to base a change on. *IF* other units in the building are selling at that $550+psf price, then the next reassessment will have the AV go up, even if it doesn’t sell.

    check and see if there are any friends or family or political contributors to the assessor’s office or madigans… odds are high

  8. The design is really well done and appropriate to the building. The terrazzo floor is really gorgeous and unique. There even appears to be a fair amount of storage of a condo of this size.

    Specific, “high design” solutions don’t always seem to bring in buyers in droves. Typically, those who have the taste level and interest in design would rather buy the un-updated unit and work with a designer to get their own vision through. That said, this is a high quality level of finish and design!

    Unlike Trump I’ve got to admit that my 2015 comment was not correct!
    That is a bit of a surprise. Seems to have enough appeal with the photos.
    Maybe something is off putting once inside of the unit.

  11. Predilection for all-caps aside, the listing agent needs to become one with spell check.

    I love this unit. Great job with the reno. I would ask them to throw in the dining set. Likely over-priced for all the assessment related reasons already stated, but a nice place in a great location.

  12. The assessments seem fine to me with the amenities in the building. Managing a pool is always costly. The gym looks updated, the landscaping on this building is lovely. I don’t understand that people don’t understand that nice things cost money. Sure, you can go get a new building with no pool no doorman and a couple of dying tulips in the lobby but not everyone likes dead tulips.

  13. Good-looking place and the price seems fair considering the building and location. Parking cost sounds on the high side, but it’s the Gold Coast, so it figures. I’ve always liked this building more than the other modern buildings along this stretch. I’m a bigger fan of vintage, but a mid-century that was built with care, like this one, has its attractions. If it were my choice, I’d want a higher floor where the side views are less blocked by other buildings, however.
