Get a Lincoln Park Townhouse With a 2-Car Garage for Just $700,000: 1446 W. Wrightwood

1434 w wrightwood

This 2-bedroom townhouse in the Embassy Club at 1446 W. Wrightwood in Lincoln Park just came on the market.

The Embassy Club was built in 1990 and has 19 townhouses.

This is a rare townhouse that actually has a 2-car garage.

At 2,150 square feet, the living/dining and kitchen are on the second floor along with a half bath.

The kitchen has white cabinets, granite counter tops and stainless steel appliances.

The master suite and second bedroom are on the third floor.

It has both a balcony, as well as what the listing describes as a “lush front patio.”

At $700,000, is this an affordable way to get into this prestige neighborhood?

Leigh Marcus at @Properties has the listing. See the pictures here.

  2. They must be including the garage in the 2100 square feet claim….

  3. I also really like this place. It’s nice that the kitchen is a bit closed off.

  4. this place is 30’x21′ right? probably seems kind of small once you’re inside (630 sqft per floor) even with the gross over estimation of the sqfootage by the realtard

    Fixed it for you.

Unit is nice. Has good width, which is lacking in so many condos/townhomes now. The particular location is a bit too far west for my liking (longer walks to brown/red line) granted, I’d rather be this far west on Wrightwood than on Fullerton.

Yes, that is very common with townhomes.

  9. ^ 2100 square feet seems to be the standard 90’s era townhouse size but usually they get 3 bedrooms in there, maybe the 2 car is taking that space. Most are 1 car garages.

  10. “Lincoln Park?”

    Uh…what else would it be?

    Bucktown? Wicker Park? Logan Square?

    Lol.

    This is clearly Lincoln Park.

  11. Clearly Lincoln Park? Sure if you are a realtor. If you call this Lincoln Park, you may as well call it Bucktown, Wicker Park or Logan Square. Hell, as long as we are throwing fancy names around, let’s call it Winnetka.

  12. Clearly Lincoln Park, not sure what’s so hard to understand. Not realtor-speak whatsoever.

  13. There is no room for debate here. Chicago’s community areas are precisely defined and Lincoln Park is a community area – not just some realtor defined neighborhood. This is Lincoln Park and you can see that by looking at any number of community area maps of the city. https://lucidrealty.com/images/Chicago_Neighborhoods.jpg

  14. If you don’t know this is clearly Lincoln Park, you need to revisit some maps. Maybe it’s not the same “Lincoln Park” around Oz Park, but it’s still the same community. Lincoln Park extends west of Ashland too!

I think most people confuse community areas with neighborhoods. Neighborhoods are sub-sects of the larger community.

  16. That’s a neighborhood within Lincoln Park as is Wrightwood Neighbors. Same as Ukrainian Village is part of West Town and River North is part of the Near North Side.

  17. Well, the listing ought to be including something improved to justify the crazy ask vs. the 2015 sale.

  18. “the crazy ask vs. the 2015 sale”

2005, no? Would be crazy for 3 years later, but for 13 years, it’s a real dollar decrease:

    $580k (03-05) + CPI = $740k (12-17).
