This 2-bedroom corner duplex loft in 400 W. Ontario in River North recently came on the market.

This building has an old industrial building at the base and a modern high rise built next to it.

This unit, on the 7th floor, is one of the units in the original base of the building so it’s basically a loft, with exposed concrete ceilings, industrial windows and walls of exposed brick.

This is a corner unit with north and west views.

The listing calls it a penthouse, as it’s on the top of the base of the building, but there’s the much taller high rise part of the building as well.

The listing says the kitchen is newly rehabbed, but you can see the 2015 listing pictures here, if you are a Redfin subscriber, and determine for yourself.

It has gray cabinets, stainless steel appliances and granite counter tops, including on a large island.

Both bedrooms are on the main level and the listing says the second bedroom is fully enclosed.

The second bedroom also has the stairs that lead to the second level which has a den and a private, enclosed terrace with skyline views.

The listing says there are updated baths.

This duplex has the features buyers look for including central air, washer/dryer in the unit and there’s a tandem parking space available for $40,000.

This loft has come on the market for $130,000 more than the 2015 sale, at $540,000 (including the parking.)

With inventory near record lows, will it get that premium?

  1. Its improved on the “go thru the bedroom to get to the deck” by adding stairs vibe. Even counting the deck, you arent anywhere close to 1500sf.

    This is one of the worst layouts I’ve seen on CC. If this is a typical floor plate in the building the developer and architect should be publicly shamed. Other than the deck this is a shitshow of epic proportions

  2. The deck photo did not impress me at all. Better than nothing but when I read the duplex loft penthouse with terrace it made me expect something. And the photos told a very different story.

    But it’s not the worst layout ever as suggested but Jonnyu. A single person or couple looking for an in-town might enjoy the space and layout.

  3. Did they really reuse some of the pictures from the last time this place was on the market? (deck pic/hallway…) Talk about lazy. And then to be so precise (1556 sf) about the square footage, yet so off, is disingenuous. By the measurements, the lower floor looks to be 23.25×37.25 and the top floor 13.75×13 – no way you get close to that (more like 1047 sf as I back of the envelope it).

    I was expecting to be impressed by the deck, but I’m not at all. It looks like someone went to Menards and just kept adding junk.

    Also, that railing they added on the second floor is straight outta Lombard.

    The assessments seem reasonable. The price does not.

  5. Very bland. Feels more like a rental. Professional photos would’ve helped a lot here, as would’ve cleaning off all the junk on the deck and gotten a decent (non-stolen) photo of it. The photos from the previous listing are way better. 1556 sq/ft? Try again.

  6. Looking at the aerial, the rooftop area appears to be literally surrounded by a/c compressors. that’s got to be a peaceful retreat during the summer–if you are deaf AND cannot feel vibrations.

    I do think Jon is shortchanging the main floor size a little, but not enough for the total to be at all close to 1500.

  7. The place is about 1500 sqft. The floor plan is just so poorly designed, most of it it is wasted space so it probably feels smaller. Typically, a 1500 sqft 2/2 means there are two sizable bedrooms and living area large enough for large dining room table (or separate dining room).

    The master suite, closet, masterbath and 2nd bath take up most of the space of the unit. Then you have a stairwell messing up 2nd bedroom and the den area upstairs.

    Looks amazing! But there has to be some cap on value for that building and it’s location.
    Not sure what that would be, but $5mm seems a bit steep. Assuming it has not sold but don’t have the time to look it up right now. Wonder how long it will take to sell at that price point.

    Not sold, not on market, was also listed for rent for $22k/mo at some point. Probably a better idea for a local pro athlete than buying something similar.
