    This place was for rent for $5499 at one point, much better deal.

  3. The second “bedroom” adjoins the kitchen and isn’t closed off from it. It’s a breakfast room (with a Murphy bed) plain and simple

    I do love a rooftop terrace but getting anything up there using a spiral staircase…eek.

  4. It is hardly a second bedroom when you don’t have a closet, have to move the kitchen table, pull down the bad, and sleep feet from the kitchen without a door or wall between. If that’s the standard, every room could be a bedroom. You could put a mattress on the dining room table, and it’s a 3 bedroom!

    Even being able-bodied, these spiral staircases are a total deal breaker for me.

  6. This is really weird. I have never seen a bed in the kitchen at this price point before!

    Love the roof deck. I would be all over this weird little place if it were about half the price.

  7. Floor plan is really jacked up for a $1.4 million condo. It could probably be fixed but not something I think most at the price point want to deal with..

  8. Oooh – – I was looking at the previous listing price. This place sells quick if the price tag is less than $6-something. I cannot imagine how wealthy you have to be and how quickly and easily you would have had to get that wealthy, in order to even consider buying this at this price….or the last price…but somebody did at the last price. Yowza.

  9. Wouldn’t it have made more sense to:

    1) put “real” stairs in the current breakfast nook/half-assed bedroom area
    2) put the dining room where the current den/office spiral staircase is
    3) use 7/8 of the current dining room as the 2nd bedroom (with a hallway to the master bedroom)

    Or number 1 above + the den/office becomes the dining room.

    I don’t understand this layout.

    Roofdeck is killer, though!

  10. Why are the taxes so low? Shouldn’t they be at least double that amount?

    I do love that outdoor space, but would opt for a Gold Coast rowhouse over this any day.

    Like your suggestions but you cant get the stairs from the 2nd bedroom to align with the loft area.

    Lots of potential but horribly executed

  14. The Churchill has a reputation for having high HOA’s. I don’t know why as there isn’t all kinds of landscaping or anything.

  15. I love the Churchill..despite its high HOA..but this is just a large one bedroom with a den..(which is how it sold last time.) Granted it has a awesome deck, but they overbuilt this one by adding the studio and making it a master…and building up the roof deck. Maybe some old rich guy will buy this and it will make a perfect stabbin cabin in the Viagra-ville but they need to come down on price.

  16. The unit is sort of meh, and I don’t love the location (noisy). Basically, you’re paying for the private deck, which looks pretty awesome.
