  1. Wow. Are those taxes the going rate in Bucktown now for a 3/2? That’s insane.

    So $2000/month out the door just on taxes, HOA, and utilities for the privilege of getting to accumulate some equity (after interest) in a neighborhood where property values have already peaked. No thanks. Beautiful unit though. Not sure I’d want to live right on North Ave. That’s an arterial street to and from the highway and gets quite a lot of foot traffic to and from the el and the general Wicker Park insanity on the weekends. The noise would probably be really bad. Does the home come with a smarthome device that could cancel out the street noise? Get on it, Bose!

  3. I know we aren’t supposed to talk about the furniture but I like the couch and that dinning room table would stand up against my douche nugget children who have basically destroyed my current one.

    Elliot – it is well established on CC that this is too far to walk to the nearest El…one would take the North avenue or Ashland bus to Damen or Division, respectively.

    The Assessor’s market value for the unit is $703,260. Which seems fair based on the last sale. That”s what taxes are everywhere in the city for a residential property with an AMW of $700k.

    Nice place I guess, only 9 pictures, really? And right on north avenue there, yeah no thanks… way too noisy for my liking, and I can imagine what a brutal hike it is to the el in the winter (yeah yeah only 2.5 blocks but on that major street, no thanks!)

    It doesn’t say full-sized “laundry room” It just means it’s not a stackable washer/dryer that is found in many other condos.

    I doubt it. Smart Homes are very much still in the “early adopter” phase. Remote controlled lighting and shades have been available for years. It’s still gimmicky. Whole home audio systems have been around a long time. So have alarm systems. It’s not something that buyers seek out. If they want that stuff, they will install it themselves.

  12. Smart integration is especially helpful for a person who travels frequently. That said, we put that into our home and are now in the process of adding it to our summerhouse. The remote access from door lock, thermostat, smoke alarm monitoring, and cameras are great. I use them frequently. The SONOS system is another favorite addition. Ease of use on those systems are very good and do not seem ”gimmicky” at all.

    We also added Lutron Casetta Lighting. That on the other hand is something that we rarely use. I’ve changed lighting a few times while on vacation but overall find that it is a bit of a waste. The cost is fairly low and install quite simple so I’m on the fence about putting two or three dinners on in the summerhouse. You can pre program some random on off scenes when away from the home but it is not that different than having a simple plug in timer on a tabletop lamp.

    Right now I’m leaning to yes. Its also been suggested to add a water alarm in specific areas of the home. That can not stop an issue but perhaps avoid multiple day floods that have happened to other homes in our development. Those issues created two or three $100k+ water damage insurance claims.

    Do I think that adding the technology to a condo in the green zone is a game changer? It really. But it can be a fun thing for the savvy realtor to demonstrate to a buyer. Hopefully he/she studies and understands the technology and can show its value.

    Finally I am frosting to HATE elevators that open directly into a unit. My friend just bought one in the West loop. When the door is open it offers a direct view of his whole LR, DR, and kitchen. Not at all cool if your spouse is not expecting the elevator dooor to open and another neighbor happens to be on the elevator at the same time. Also I’m told that their new baby likes to crawl alongside that door. Could lead to an issue someday.

    Deed records reflect $751,500–which is what would be reflected with purchase price of $751,326.

    Closed at $725k, on Oct-9.

    Both included the single parking spot.

    Like for like loser. Unassailably post-bust.
