A Nearly New Near North Side 3-Bedroom for Under $900,000: 1018 N. Larrabee

This 3-bedroom in Noir 1018 at 1018 N. Larrabee in the Near North Side (which is what this area is referred to in the listing) was listed in January 2018.

This building was constructed in 2016 and has 9 units, a parking garage and a small work out room.

The elevator opens directly into each unit.

There’s no doorman, however.

At 1891 square feet, this unit has wood floors throughout.

The master bedrooms has his and her walk-in-closets and a spa-like bath with Carerra marble tile walls and heated floors.

The kitchen has imported modern Italian cabinetry, stainless steel Bosch appliances and what look like stone counter tops along.

It has a built-in wine cooler.

The unit has a private terrace and there is a community rooftop deck with gas hook-ups.

It has a full size washer/dryer in the unit and garage parking is included.

This property has come on the market for $69,888 more than the 2016 sales price.

Will it get the premium?

Melanie Giglio at Compass has the listing. See the pictures here.

  1. I would be completely shocked if this sold for more than my place did… good luck to the sellers

Yes, but no–if that makes sense? It’s still transitional, and the big swaths of adjacent, vacant, land that is still CHA-controlled is a natural concern.

Roof deck is shared, right? Why the pic of the unimproved roof?

  4. Something about this building, this unit and the entire neighborhood leaves me cold. Can’t imagine spending so much to live over there.

  6. This does not appeal to me – – would much rather had Sonies’ old place. The floors make every room appear busy busy busy.

This area has improved. I believe the next phase of Parkside should get going within the year. More people = more business. It’s close to downtown, the lake, numerous transit options.

This unit seems absurdly overpriced to me – – but did it get picked up in the Ogden realignment? If you want a unit that seems more secure if you are the type of person who is out of town a lot, perhaps you prefer a condo over a townhome or SFH.

That cryo spa has some tanks in the window that make me nervous…not sure if my fears are founded in logic, but I wouldn’t want to see that on my way up to my home everyday 🙂

  7. the area has improved the last 5-7 years, just at a snails pace, those rowhomes need to go like… decades ago… they are an eyesore and a blight on the neighborhood

have those parkside townhomes that are slated for the lot just NE of this property started construction yet? while those are 50% subsidized, it will at least provide some continuity for the neighborhood

  8. CAT-Regarding the Cyro spa, are you worried about flooding or prostitution?

You can go to the Starbucks and that’s about it.

There is absolutely nothing going on. No restaurants, no shops, no nothing. Why live in the city? I don’t get it.

And some buildings, like Domain, have been there for 10+ years. It’s not like “things are coming.” Because it’s still a dead zone.
