This 3-bedroom townhouse at 642 N. Armour in West Town just came on the market.

Eagle-eyed chatterers might have recognized it from 2012-2013 because we chattered on it several times.

Originally a foreclosure, it was bought by a renovator who put in a luxury kitchen and baths.

That updated version finally sold for $420,000 in October 2013.

It has returned to the market with new paint and is now “magazine caliber.”

It has the same kitchen as the 2013 sale with dark cabinets, granite counter tops and stainless steel appliances.

The bathrooms also appear to be the same as the 2013 sale with one having a double vanity with granite counter tops.

Two of the bedrooms are on the second floor with the third one in the lower level (which appears to be an office in the listing pictures.)

The top floor features a family room.

The listing says there are “4 fabulous outdoor spaces.”

It has a 1-car attached garage and central air.

This complex, which was built in 1993, is fee simple.

You might recall, two years ago she was looking for a townhouse near downtown under $500,000.

It was slim pickings then and is even slimmer now.

This townhouse has come back on the market at $515,000.

    Yes, but the market has completely changed in the last 6 years. 2013 was just after the worst of it and it was still pretty bad.

    2019 is all about the boom. The city is booming. Job market is the best in 20 years. This is a hotter neighborhood now.

  4. Sid, the place now is listed as having multiple offers and is calling for best and final. Seems like Sabrina is right. Let’s hope Jenny gets it!

  6. This sold quick. But when you paint it and have catalog level décor, people will love it and buy it immediately.

    Good for them.

    Another lesson for sellers: paint color matters.
