    Color me skeptical on that one.

    A friend had a unit in this building a few years ago…every time I visited I got the impression it was more than half renters.

    Hard to say if that second bed is fully enclosed. If so, great. Concrete between floors should equal decently quiet.

    OK unit. Good location. Not sure it is worth over $400K however. Not to me at any rate, especially given no private outdoor space. I am sure that roof is the opposite of relaxing on a nice summer night 😉

    According to Redfin, it sold for $464,500 in 2009. (possibly the property history hadn’t been fully updated when this was first posted).

    Redfin, or Zillow, are only accurate on the prior sales about 75-80% of the time. There are a ton of errors so you really have to go to the source (if you can.)

    I see I missed a possible sale in 2009 because it was between two trusts (and no price is listed.)

    If it did sell for $464,500, then they are barely getting any appreciation on this.

    I’m not trying to be a jerk, but The Cat, do you honestly believe in 2019 you can get a 1536 square foot 2-bedroom, 2 bath with tandem parking for 2 cars for UNDER $400,000 anywhere from the South Loop all the way up to Edgewater (and including most of the west side, as well)?

    I mean, the days of a 2/2 with parking under $400,000 in the GreenZone went away around 2014-2015. (Of course, there are always a few exceptions here and there but they likely won’t be 1500 square feet.)

    If anything, I’m surprised this loft isn’t priced closer to, or above, $500,000.

  6. The stunning views of the Metra and Brown Line curve are what’s keeping this under $500k. I’m sure you’ll just love opening those windows on a nice evening and hearing a brown line train squeal around the curve every couple of minutes.
