Crilly Court, four 1890s buildings converted into 90 condominiums last year, was a very successful conversion in Old Town that sold out within months.

The buildings had been apartments for decades.

The buildings are smack in the center of Old Town on Eugenie, Crilly, St. Paul and Wells. Units ranged from small one bedrooms to three bedroom units. There were eight parking spots that were sold with the building (outdoor spots in the courtyard). They sold with only the most expensive three bedroom units.

The buildings were totally gutted and fitted with central air and washer/dryers.

One of the two bedroom units in the Crilly building has come back on the market after only 10 months.

What’s the appreciation on a unit like this?

  2. No kidding. They’re actually asking about the same price for the FAR better-done Menomonee down the street, which is bigger.

    Wrong Kenworthey, the Menomonee units are way smaller. The 1 bed 2 bath with den at 334 Menomonee is 489K and only 900 sq ft. The 2/2s at Menomonee are now in the high 700’s.

  4. Worth? Nah. Reasonably likely to find someone to pay it? Yep. But I’d want a new refrigerator thrown in even at $250k.

    On a different note, what’s the point of having a tv in the livving room if you put it somewhere that it’s hard to watch?

    You’re right, they aren’t asking the same. I misremembered. But I was thinking of this unit described by Sabrina (cut and pasting from 334 Menomonee price reduction blog entry):

    Unit #102: 2 bedroom, 2 bath, 1400 square feet

    * Originally listed for $649,900
    * Now listed for $579,000

    What’s a $120,000 between friends? (But is still think Crilly owners are dreaming even at $460K–but then I also think Menomonee developers are dreaming at $579K. Neither of these places has parking…)

    That unit is a duplex down. I wouldn’t buy a basement unit anywhere!

    Too bad the kitchen is literally in the living room.

    They seem overpriced. $350K is more like it.

  8. Each of the Crilly buildings are slightly different. The buildings on Wells had some interesting details, actually, and back decks that overlooked the center courtyard.

  9. I’m hard pressed to see 1,200 SF in this unit. That “kitchen” is TINY – my friend has a studio with a larger kitchen.

    at one point this might have been a four room (LR,DR,1BR,KT) unit, but they probably turned dining room into 2nd bedroom.

    ick all around.

  10. Where do the owners who have cars in Crilly Court park? Is there a garage within a block where you can lease a space? The interior courtyard reminds me of London, but like London, parking in that neighborhood is almost impossible.

    There are 2 condo buildings within 1/2 block to Crilly Court that occasionally have rental parking. Also, Piper’s Alley, is only 2 blocks away.
