Townhouses Under $500,000 in West Bucktown: 2555 W. Moffat

We’ve chattered about townhouses in Lincoln Park and the South Loop, but what do you get if you go west?

2555 W. Moffat is in West Bucktown or Humboldt Park, depending on what designation you use. It was built in 2001 and is only about 2 blocks from the Western Blue Line stop.

You certainly get more space for your money than you do in either Lincoln Park or the South Loop.

  1. Another delusional seller who thinks they’re going to make 100k on a quick flip.

  2. Agreed. They’re about 2 years too late to make easy flipping money.

  3. “West Bucktown” for almost $500 thou? Just when I think the insanity has stopped, another one of these gets posted here…

  4. “West Bucktown”… could this be and more of a realtor fabrication. It’s Logan Sq!

  5. “It’s Logan Sq!”

    They wish. It’s Humboldt Park.

If they want to fool the rubes, they should call it Palmer Square, which has the benefit of being (a) more accurate than Logan Square, (b) not as well known as a borderline ‘hood as Humboldt Park and (c) not as open to derisive comments as “West Bucktown”.

But remember, Roscoe Village was a realtor creation, too, and it’s turned out okay.

  6. If they call it “West Bucktown” in the ad they’re probably charging you too much.

I’d consider living in Humboldt Park for the right price but I don’t think we’ll see that price anytime soon.

  7. The 2006 price $366K is actually getting reasonable for a full 2250 sq ft in that location (a two-income middle-class household could reasonably afford it). That asking price is absurd for something west of Western in that part of town.
