  1. Nice space.

The main beam across the open area is clearly not straight. Is it only bent horizontally, or does it sag slightly too? (See the kitchen picture)

Can anyone pick out whether that horizontal bend is smooth, or whether there is a kink at the posts?

  2. There’s a rental in this bldg on craigslist.

  3. That unit is beautiful, but I don’t think I could do it. I wonder how much closet space there is, if any.

  4. To answer my own question, the Craigslist ad says that there is a “HUGE walk in closet” for the rental unit.

  5. The closet space in this unit has to be in the white cube, along with the kitchen and bathroom. From the hallway picture it looks like the bathroom is the back half of the cube, while the closet is the front half (backing on the cabinets).

  6. Actually, looking at the bathroom picture, I’m not so sure I understand how the cube is laid out. The doorknob in the foreground of the bathroom picture troubles me — the door on the left edge of the hallway picture opens outward, so it can’t be the bathroom. Maybe the bathroom is the double door in the narrow hallway?

  7. So 1600 a month estimate income from rent, hmm.

    1600-337-taxes-mortgage = in the red.

  8. I love the open floor plan – but many people want some privacy, so I wonder why it’s more expensive than the other units that are almost the same size but have more distinct rooms.

  9. It seems at 1400 SF you could easily add another bedroom and maybe a bathroom too. Very cool condo!

  10. I could leave without walls, but Icannot live without saftey. The rat-ta-tat-tat of gun fire from various street gangs who also live in this ‘hood is well-known. Not to mention these same gang-bangers drive incessantly back-and-forth “patrolling their streets,” while blasting mariachi music from their cars. I had two friends lived in this not fully gentrified area… one lived on Noble (very near this building) and another on W. Huron (roughly around the corner). They both moved out of this neighborhood due to the street gang violence at all hours of the night. No thanks, I’ll pass.

  11. P.S. If you value your car, you cannot park it on the street here. So, unless this unit also has a lockable garage, you are S.O.L. The friend on Noble, his 750i was broken into 3 times. He finally stopped replacing the radio/CD player afer his auto insurance company raised his rates to the sky.

  12. you don’t want to live within a stone’s throw of the viaducts just south of this building. way too dicey!

  13. The craigslist unit is 1100 sq ft but this unit is 1400. You could probably increase the rent an extra $200 or $250 a month from $1,600 to $1,800 or $1,850. But that’s a lot of change for a 1 bd place in the barrio.

I lived in the viaduct area for 5 yeard without any problems whatsoever. Out at all times of the night and day and never even felt threatened. Its very peaceful and quiet. The only noise or commotion is caused by trucks and forklifts (which I could not hear in my condo) between 4 AM and 2 PM during the work week. Outside of that it was usually silent except for the occasional passing train (which I could also not hear indoors).

  15. I have a friend who’s lived in this building for years. This neighborhood is most definitely not the barrio. Weird comments.

  16. To E I have a friend living (at her husband’s insistence) about 3 blocks west of Noble and hates it for the noise and the guys living in/near the viaducts. I overstated the case based on her input. Sorry.

  17. Is everyone talking about the same place here? I have friends who practically live across the street from here (if we’re talking about Noble just North of Grand). I park on the street all the time–granted, it’s no 750i, but it is a Lexus. I have yet to hear any gunfire. I’ve never felt unsafe walking to my car.

A**holes are everywhere. I park in a secure parking garage and had the door panels of my car kicked in–as did another guy who parks on the same floor. Apparently, some idiot had something against people who drive black cars. So, even a locked garage doesn’t guarantee you anything if you share it with others.

  18. These are all comp killers. All the lofts mentioned are priced around $200/sf, which is substantially less than the asking $/sf of smaller units. People who paid 200k for a 700sf 1bdr in 04-07 are scr_wed.

  19. I live near the viaduct south of this building and couldn’t be happier. Nice and peaceful and no signs of gangs whatsoever. Not sure what some of the other posts are talking about.
