There are some buildings that have the best of all worlds: both park and lake views.

1550 N. Lake Shore Drive, in the Gold Coast, is one of those buildings.  Some of the units have both Lincoln Park AND lake views.

And all for a relatively affordable price.

1550 N. Lake Shore Drive was built in 1960, so it has 1960s features. There is NO central air (window units only.) Heat is gas. I only saw washer/dryers in some of the big three bedroom units.

Parking is valet- but in the building.

But what do you care- when you have the view?

Unit #8C is the most expensive one bedroom currently on the market. It has been renovated. Some of the less expensive one bedrooms have not. Here are the room sizes:

  • Livingroom: 21 x 18
  • Bedroom: 15 x 15
  • Kitchen: 10 x 7

Unit #8C: 1 bedroom, 1 bath, no square footage given

  • Sold in November 2003 for $240,500
  • Currently listed for $349,000 (valet parking available for a fee)
  • Assessments of $560 a month (includes heat and cable)
  • 24-Hour doorman
  • Baird & Warner has the listing

There are three other one bedrooms available priced from $259,900 to $279,000.

  1. 2003 price is about right. This is not an exceptional apt. even though the location is.

  2. For a 1950’s building, that “Tuscan” style renovation is wrong on so many levels. So wrong, so very wrong.

    The price is right less the cost of demolition and renovation.

  3. Oh how I hate the mid-century modern style. For midcentury modern, a style I despise, this building isn’t horrible. By that I mean from far away it doesn’t look that ugly. It only looks ugly up close.

    That’s ok Bob, I’d probably hate the aesthetics of the dump you live in. Personal preferences and all that.

    Agreed with paulj on the stylistic choices in the renovation. The other 1 bedrooms for sale are probably more appropriately priced, depending on the unit sizes (I’m gonna guess a 700 sq ft 1 bedroom). The high assessments definitely drag down the sale price.

  5. I live in this building, and can say that the location is truly awesome. Since it is surrounded by park land on 2 sides, nothing could ever be built to block the views.

    There are some mechanical issues associated with older buildings, but the maintenance here is very good. The building association does seem to spend a lot of money, hence the high assessments. There are a lot of old busybodies who live here, which may have something to do with it.

    Note that not all views from the building are great. Some units on the southwest side, especially on lower floors, face the neighboring building’s fire escape. Unit #8C is in a prime spot, though.

    I think the asking price is pretty steep, but they probably will be able to get a little over $300,000 for it.

  6. No way this fetches over 300k when the competition is 260-280. This unit goes for 270 tops.

  7. Even if you discount the F tier for having a different view, unit 3C at $279K is tough competition.

    The competition may be in a different tier, so they might not compare with this unit. Additionally we dont know if the unit has been updated. Based on today market the price does seem alittle high.

  9. a view has a price tag. personally, while i hate the looks of the bldg itself, i think the unit has been tastefully renovated and redecorated. very livable space, in my view. assessments include heat, so they aren’t excessive, either. my guess is the selling price will end up $315K
