Do Pools Matter? 600 N. Fairbanks in Streeterville

 600-n-fairbanks-_4.jpg

There’s been some chatter of the “amenities floor” at Helmut Jahn’s 600 N. Fairbanks in Streeterville because it finally opened  (despite closings on units beginning last November.)

The amenities floor is on the top floor and has an expansive deck, an exercise room and an indoor pool.

As someone pointed out, the exercise room is extremely small.  A tipster wrote me that it has only a few machines and, so far, not even a television. Is that true?

I can’t find any pictures of the deck or the exercise room (yet) but here is one of the pool.

The first shot is the rendering, as envisioned by the developer.

The second shot is of  the actual pool.

Do pools matter?

Current stats on the building:

  • 22 for sale
  • 10 for rent

Some may be both for sale and for rent.  Two look to be under contract.

Remember Unit #1301, a 3-bedroom south facing unit, which sold and then was re-listed?

It has rented for $3900 a month.

I’ve been to the amenities floor a few times. The outdoor deck if FABULOUS with real decking, glass wind guards, and expansive city and Lake views.

The workout room is small for a building of 200 units. I didn’t see a TV yet but there are great views while working out.

The pool is a lap pool. I like the “Children of the World” mural in the original rendering….hahah

  2. There is a board meeting tonight so I am sure residents will have some feedback concerning the amenities floor for the board. It should be an interesting meeting. I am glad to see some units under contract in this market

  3. My Ellsworth Toohey building once again. I swear this thing looks like an ugly office bldng every time i see it leaving Nordstroms. All those drapes down because they used perfectly see through glass.. I’ll never get that one.

  4. It’s amazing the difference in opinion. I think this is one of the greatest buildings built in Chicago – ever. Besides the lights and ugly mural from the original picture I don’t understand what is so different about it. I would already be living here if the building was closer to the metra station, since I work in the burbs (I know I know).

  6. I think the amenities floor turned out well. It’s nicer than some of the buildings I have seen. May have a smaller work out room but not everyone works out anyway. It has a pool, tv area, and a large outdoor space with a beautiful view.

  7. Yes tony.. amazing.. There are so many incredible buildings in what really is an overall impressive and beautiful city. Coming back north, by the planetarium, the view always awes me. I can not see how this would be one of them.

  13. Awhile ago there where almost 40 units in this building for sale. Have a bunch of them closed or have they been taken off the market?

  14. If you’re actually a swimmer, that pool is way too short.

T2: From what I’ve seen, it’s a combination of both taking them off the market or renting them. I’ve seen very few units actually closing in the building. There is one here or there. But not many.

  17. In pools like this, is one “required” to swim laps, or it it okay to just splash about? It seems like the newer highrise buildings with indoor pools (such as this one, 550 St. Clair, etc.) tend to advertise them as “lap pools,” and so I can’t imagine someone who is trying to actually swim laps being too thrilled, for instance, with my five-year-old daughter lounging on her pool float….

You are paying the same assesment they do, don’t you? Then they’ll just have to find the way to swim around your child.

  19. I have lived in a couple of highrise condo buildings with pools for nearly 20 years. Before I bought my first condo; I thought how great it would be to have a pool. In those 20 years I can count on one hand the number of times that I have used it. For me a complete waste of money.

  20. The deck is awesome! You can rent the whole 41st floor for a party for yourself if you want, well of course residents only! I know my friend who closed few months back is going to rent out the whole 41st floor for his housewarming party. The deck ONCE AGAIN is absolutely awesome, huge! Unbelievable view from the top, but yes winter is coming, you enjoy it while it’s still not too cold! 😉

The pool is kinda small, but it’s nice to have one. Not many newly built condos these days are willing to make the investment to have a pool for residents because of the maintenance cost. I don’t see professional swimmers in it, but I can see some of us who just want to get ‘wet’ and play with the water in there! 🙂
