A Maisonette in Paris? 3100 N. Sheridan in Lakeview

There are many buildings that remind me of Paris here in Chicago. Is The Barry, at 3100 N. Sheridan Road, one of them?

  1. Ridiculous assessments should be a deduction from the price vs comparable properties.

    Also no bars on the windows? Although the ‘hood isn’t rough it is high traffic, Sheridan road is very very high traffic. My apt building is nearby and has bars on the windows for the first floor.

  2. It’s a “high” first floor, meaning it would be hard for someone to pop in through the windows (they’d need a ladder). I’m not surprised no bars.
    It’s a lovely renovation and a sunny, pleasant unit… but yeah, that price is FAR too high for a vintage one bedroom, on Sheridan Road. What would it rent for, maybe $1700 a month? That would suggest to me more like a $250,000 price tag in this market.

    While the assessments aren’t necessarily unreasonable given the size of the unit (I assume a very large chunk of the bill is for heat, and otherwise just vintage-building structural/mechanical maintenance), the high monthly should probably have a larger impact in depressing the sales price.

    Agreed with Bob – this is probably more like a $300K unit, possibly a bit lower depending on where median prices are actually headed.

  5. It doesn’t appear to be an elevated first floor. You can clearly see the cars outside and they’re not at a steep angle. Yeah you might be okay with a table in plain view but I wouldn’t put a plasma TV in there. This place screams victim of smash and grab.

  6. I’m still laughing at the “High First Floor”… The first floor is the first floor, no matter how you look at it…. It is usually the lowest valued floor (other than a garden level) and besides…. It is the first floor!

    Probably just a leg-up from their partner. It’s not *that* high.

    On the asking price: do we think it’s an option ARM, or just trying to cover the arrearages from only making 3 or 4 payments.

    Again, like the armitage 2 br, this is the sort of place I would have liked when I was single. Negatives are higher assessments, no deeded parking, no central air, den v. 2d br; Positives are lower taxes, included heat, probably slightly larger. The locations are a trade-off, depending on preference. I can’t see this selling for more than the Armitage unit, which I don’t think anyone thought was worth any more than $325k (altho I discussed it using a $350k price).

    $300k just seems right–about 10% off last years price. Maybe they could eke out a breakeven on the principal owed plus closing costs and get the lender to agree. No way they walk away with a dime.

    I never understood that either. I live in an “elevated” first floor, my address is #1S, but in reality, I’m living on the second floor, as I’m about 10 above street level. Why can’t people just call things what they are?

  10. I thought there was another 2bd on the 7th floor listed at $299K, but I might be mistaken. I love the large plant placed in front of the window to hide the “view”. These units are only about 6 feet above sidewalk level, and having lived many years ago in San Francisco at a similar elevation, I would NEVER do it again.

  12. From the picture of the building, the first row of windows should be the garden units, and the second row would be the “high first floor.” And that looks pretty secure to me. (If the “high first floor” is that first row of windows, then that would be misadvertising, and yes, less secure and less desirable. On the other hand, I live in a sunny, comfortable garden unit, and have never minded it. I’m just grateful others hate them so much because it meant that I got it for less money. And yeah, I have bars on the windows.)

  13. I used to live a block from this building, along Sheridan. It’s a nice neighborhood, but it is “high-traffic” as was mentioned. Perhaps that’s what keeps anyone from sneaking in the windows here. Or maybe it’s the fact that there are a LOT of easier targets in the neighborhood. Regardless, the thing that bothered me most was all the buses on Sheridan. I can imagine that the noise and diesel soot is worse on the 1st floor.

  14. And kenworthy, you can see in the outside photo that bottom of the first-floor windows line up roughly with the top of the white van parked on the street. So it is fairly high and a person on the street would probably only be able to see the ceiling of the unit. Maybe the top of the bookshelves. And if the windows open from the top down instead of the bottom up, I doubt bars are needed unless you are worried that someone might actually smash the glass.

  19. Wow… I let the Paris comment slide. Kind of why feed the sound and fury of an idiot.

    Yes it is an awful place. I particularly hate the food, architecture, Museums, and the surprising amount of hot well dressed girls. Send me to Toledo (Ohio not Spain) instead anytime.
