Selling for Less than 2005 Prices: 931 N. Howe in River North

This 3-bedroom townhouse at 931 N. Howe in River North is listed on the MLS and Craigslist.  The seller is “motivated.”

The price was just reduced $27,400.

The Craigslist ad states “OWNER WILL CONSIDER PARTIAL PROPERTY TRADE IN SURROUNDING AREAS FOR UNDER $300k. ”

The Craigslist ad also states that after the tenant moves out, the owner will refinish the hardwood floors, add SS appliances, paint & refinish the roofdeck.

The unit used to have black appliances (at least in the old pictures on Craigslist) but now appears to have stainless steel.

Does the color of the appliances REALLY matter?

  1. I like the partial trade option. Seems like a good way to market if the seller’s financial picture has changed and they need to downsize. May attract couples that are looking to expand to a family-sized space, but are worried about selling their current pad.

  2. they should refinish the hardwood patio, too. i’d be worried about lack of CTA but overall a decent place. I wonder what the assessments are for other than landscaping. I too htink the swap idea would be great for someone that doesn’t want to take a loss on their 2/2 and need to update to a 3/3

  3. Nice looking property, and I like the swap idea. You have to be creative in this market to sell a home. I do think stainless steel is overrated; I actually prefer black appliances over steel. If I were the seller, I would have left that decision up to potential buyers.

  4. The price actually didn’t come down. The original price included the parking space, but the “lowered” price does not.

  7. It’s west of the Cabrini rowhouses. This isn’t “river north”, no matter how much the sellers want it to be.

  8. I don’t even know what you would call that neighborhood, but I know its not River North… It is near a river, but lol… realtors…

  9. It’s the Cabrini Green neighborhood. My church is right down the street and everyone knows and says Cabrini Green when we tell people where it is. River North it is NOT.
