  1. Fantastic location but the price seems high for such a small place with no central AC, parking, or W/D.

  2. Love the look of the place.

Lack of AC/Laundry/Parking kill it for the price.

  8. Okay, so they gutted it.

And it’s probably more like ~750-800 sf rather than 600.

But did they possibly spend more than $80k on the gut? Given purchase date and the current market, I can maybe see pp+actual reno cost, or ~$270k for the place. At $300k+, they’re just wishing.

  10. Sympathy points for the butcher block counter tops (those things are darn satisfying for the choppin), but otherwise, I don’t get this at all (other than probably hoping curb appeal will prevail, as it is pretty).

The obvious: no parking, or a/c, OR w/d. . . or space. Plus, I think that’s a shocking assessment for a 3 unit building, considering no amenities.

My question: no bathroom pics. . . did they even rehab it? Or is it as spacious as the 6×6 foyer and thus a little tough to photograph?

Also: I know it’s a “nice area” but I really dislike this particular little corner of lp/ot. It’s not near anything (unless you’re with the Gamekeepers crowd. . . *shudder*), and impossible for driving or cta.

  11. you dont need Central Air in this place at all, a 10,000 BTU window unit could cool the whole place!

    its all about location.

  12. You have to click “more” to see the bathroom pics. Agreed not my favorite LP/OT location, most use of CTA around here would be the bus.

  14. To clarify, I clicked “more” but I sure didn’t see “more” bathroom– my point was finishes in the kitchen are arguable high-end, bathroom is far from it.

Re: bus. . . yeah. . . have fun with that bus ride (good luck finding a seat going to the loop in the a.m.).

  16. This is a Chef’s Kitchen? Sorry, but non-a/c, aisles with nice appliances inappropriately places maketh not a chef’s kitchen. Paula Deen wouldn’t even fit in this kitchen.

  17. Bad grammar on my part – meant to say:
    1. No A/C
    2. Appliances in weird places (refrig)
    3. Poorly-positioned sink
    4. Practically a galley condo/kitchen
    5. Nice appliances (I will give them that)

    Not a chef’s kitchen.

Um…no. It’s enough work just as it is.

  22. This is a great listing on the same block. At $899K, you get the full three level rowhouse plus tiny backyard AND garage.

Re: CTA — there are four bus routes within two blocks that go downtown, and the Sedgwick stop is less than 10 minutes walk away, and then it’s 11 minutes to the loop.

  24. Yes, anyone who doesn’t appreciate the hard work that goes into maintaining a blog of this caliber should start one and see for themselves. It’s a full time job… that doesn’t pay.

    Three cheers for Sabrina.

  25. Put up a tip jar and it will pay something.

I would certainly pay up for the pleasure I get in documenting the long decline.

  26. I’m surprised no one mention this before: I see duct work and its listed as forced air heat. There should be a reasonable way to add a compressor to achieve C/A.

As for W/D. i can’t believe that they rehabbed the kitchecn & bath and couldn’t squeeze something in. One of those all-in-one European clothes washers could have been put next to the fridge at that point. Much more dificult now, if at all possible.
