We last chattered about this unique 2-bedroom penthouse loft at 758 N. Larrabee in March 2009.

It has now been reduced by $190,000 since it was originally listed in November 2008.

It has 15-foot ceilings and a unique glass catwalk (be sure to check out the new pictures of the catwalk which show it up close).

  1. I don’t really get the catwalk. It seems like a cool space and pretty big for a two-bed, but still not what I would buy with that kind of money.

  2. I love this place. A little pricey, but this is my kind of loft. It might be a little too pricey/upscale for the building though which is keeping the potential buyers away. They likely want a more upscale development overall.

  3. Beautiful place. A real departure from low-quality lofts that line this stretch of the city. That said, I agree with Russ, in that it’ll be hard to get a good return on the (assumed) reno, given the location, building and other factors.

  5. Showed this place last year. Great space and the outdoor area had a lot of potential. The problem with it is you have to take two elevators and walk an interior block to access the unit. Should be priced under one million.

    Yea, that’s a small problem… I can’t imagine how old that would get. Let’s rule out anyone with kids or a dog then… That said, cool place.

  9. In an alternate universe, this is my in-town.

    My commute is a short kayak. (Seriously– I think you could do it, if you work near the river).

    And anytime the party needs some spice, just put on Right Said Fred and take a turn on the catwalk.

    Problem is, I can’t contemplate an alternate universe where I have over $2k/mo just for tax and assessments (and the latter appears to include. . . nothing?. . . which is why I’m hoping the kayak parking is negotiable).

  10. I’ve been in this building as well. It takes forever to navigate from the entrance to many of the units. Great excerise, but it would really piss you off if you forgot something and had go all the way back up to your condo.

  11. Is it correct that the terrace is essentially raw space? I see that as a significant issue (along with the apparent access-to-the-unit issue) at the asking price. It needed be fancy (like the contemporaire zen garden), but with nothing, it ends up looking like a $100k+ project rather than an amenity.

    Like SquareD, in an alternate uni, this would be my ideal in-town.

    On the assessments, other listings note a doorman and the “stateoftheart” gym, and cabletv. at least one listing sez there’s a special in the assessments (weren’t they doing facade work as of ~2 years ago?), but I wouldn’t state that as truth.

    The kayak commute by squareD, brilliant. Anon, how in the hell would you spend 100k on a 1k sqft terrace? Seriously give me half of that and i’ll pimp it out with hot tubs, fixed gas lines, a sweet grill and the works!

    What do you mean by “low quality”? Lofts in this area are generally pretty nice.

  15. Sonies: most of the 100k would be allocated to installation and labor costs. Proper (or custom) furniture and plantings would consume 20-40k alone to match trim level of rest of the apartment. Junipers of decent size & trimming are pricey.

    What did the owners claim to have spent on the PH terrace at Contemporaire? $400k?

    The frickin thing is a bare roof right now, ins’t it? The building just put on a new roof (check g-earth; rolls of roofing sitting). If the contractors so much as nick the roof, that’d be your liability, so you have a limited pool of contractors that would be acceptable.

    There’s a bunch of HVAC equipment nearby, so you’d want more than average screening. And it’s the outdoor space for a $1mm condo, so you don’t throw down some bamboo mats and set up the kegerator and call it a day. And, as wicker notes, plants of the proper size for the scale of the space are expensive, as are the pots to put them in.

  17. Just looked at an aerial view – yowsa are there are lot of condensers up there. And no apparent easy area for a terrace. The view shows the cables for the swing stages still there too.

  18. I love and hate this unit. The bookcase and catwalk are really great, very dramatic. Living room and dining rooms are spacious, great spaces. Master bath pretty good. Office set-up within living room kind of cool, like an architect’s open office. 2nd bedroom: meh. 3rd bedroom: not really a bedroom–more like the tiniest den you’ve ever seen, which also provides one of the access doors to the roof. Roof: $125K would make it nice. Right now, it’s nothing. Kitchen: from a picture or from a distance looks nice. Closer inspection reveals crappy cabinetry (IKEA-esque). Huge long walk from the main entry on Larabee. Can’t imagine the pizza guy or Peapod guy schlepping for all this way to unit. Adding to the distance downside, the hallways themselves are really awful–like a dorm. Less onerous access from the garage for the owners, but still would get old after a while. All that said, I would buy it for $900K.

  19. Look at the Montgomery across the street. There are cool cabanas, some built=in rooftop planters, and zen gardens on those penthouse rooftops. A friend of mine was up there for the Air/Water show last year and said that it was awesome.

    Putting in another fifty to one hundred grand should not be an issue for someone that is able to get financed into this space. This will be sold to an ego filled bachelor that can make it happen.

    I predict it would sell tomorrow if they added an infininty edged hot tub (Palms Hefner suite)on the roof overlooking the river. They could also add a zip line across the street over to Japonais. That would solve the elevator issues and would be sure to draw the ladies back to this crib.

  21. I recently toured this loft at an open house. It faces the back of the building and the river…does not look out to the Montgomery. It does not have a terrace…only approval to build one. They paid an architect to design a terrace that they say would only cost 50K…no way…I just did a terrace this size and it would cost 75K-100K. The terrace will have absolutely no view. It would be sandwiched between three parts of the roof. You would not see the street or river. On the one hand it would seem private…on the other who wants a downtown terrace without a view. The space was beautiful and unique…truly a wide open NY style loft. My only criticism was the cabinets…they seemed to be cheap white melemine (sp?)…not wood. Also the kitchen is deceptively small as it also services as the laundry room with the washer and dryer. The office was large and open to the main space…I would have put the kitchen where the office is and made the small den (too small for a double bed) large so it could function as a 3 bedroom. Either way, however, it is a truly beautiful customized loft and should sell for 1 million plus.
