We last chattered about this 4-bedroom 1903-era home at 7237 S. South Shore in the South Shore neighborhood in June 2009.

It’s still available and listed for the same price as last June.

The property has 2 PIN numbers, one of which extends the lot all the way to the edge of the lake making it only 1 of just 2 dozen homes in the city limits that has actual private Lake Michigan access.

It has no garage, but has three parking spaces on the side drive. It also has an unfinished basement.

  6. I seem to remember another listing on the lake, too.

    FWIW, if I was the owner of this place and I didn’t have some emotional attachment to the place, this is exactly what I would do. I don’t think it’s unreasonable at all to think some random CEO or foreigner will tell their agent that they need something in Chicago, directly on the beach, and are willing to spend a million-ish to get it. Because property like this is in such small supply, I’d pretty much permanently have it on the market at 1.5x what I thought it was worth and if I never got an offer, who cares?

  7. Seems interesting that this is being listed in the dead of winter. I would think that an April or May start date for the listing would be an advantage. At this rate, you now have 120 days listing time when the real selling season starts in Chicago.

  9. I cycle past this place all the time and there is NO WAY someone will spend 1.5 mil to live in this neighborhood, beach or not.

  10. Suppossedly the Chicago Park District wants to have extend public beach across the city limits. There was a report in the Trib and it had some maps. I believe that they were just going to fill sand and creat a new beach behind all the private beaches. This ineffect would do longer make any of these home beach front. there is a case in the Supreme Court currently regarding something similar that Florida did that took away private beach access to a group of homeowners.

    With this looming, there is a huge risk for anyone buying a beach front home or unit in a beach front condo. Its also a good time for these guys to sell before everyone knows the plan or its become more likely to actually happen.

    The Edgewater property was somehow associated with Treasurer Guilionus(sp??), and I believe of Chatter mentioned that he was trying to unload the property before the private beach became public.

  11. Ordinary fugly old house with ordinary appointments in out-of-the-way neighborhood.

    If being on the beach were so valued by Chicago homebuyers, the property on Sheridan Road wouldn’t be languishing, and condos on the beach wouldn’t be so cheap.

  12. Yes changing the beach to piublic access is a huge risk however the reality is that even Mayor “Parks” Daley could not get the budget for that idea in this enviornment. It would be a decade before that could be finaced. Unless the guy from the south side who is now living on Pennsylvania Ave. is willing to send some stimulus dollars to support such a worthy cause. He seems to have an unlimited checkbook for worthy causes.

    Addidional public beaches are not a real threat.

    I’d suggest that the lisitng agent camps out at the U of C hospital doctors lounge and looks for a newly minted young single male doctor that needs an ego purchase. That individual will eventually have the dollars to build something really special (with a garage) in the years to come. Short of that option I’d hang out at the Indiana Casino boats wait for a huge slot winner and immedately hand them a contract to sign.

  15. The property is unique. There are only 5 single family homes directly on Lake Michigan in Chicago. They are all located on the same little bay south of the South Shore Cultural Center. 1.5 is what the lot is worth to the right buyer. The house 2 doors north sold for 1.5 and the buyer tore it down to build a multi-million lake front retreat. Security is an issue.

    Private beach access/your own private beach = priceless. Someone who has close ties to this area and became a doctor/lawyer or successful business person will probably buy this.

    Beach proximity is a primary feature for me. I really like this listing and also the one in Edgewater, although I don’t have that kind of money.

    I keep my eye on beach front (or close enough) listings all the way from Union Pier, MI to Racine, WI. There are a few affordable homes if you look hard enough.

  22. Danny: what about a condo with a private beach?

    We’ve chattered about this condo building at 1200 W. Sherwin in Rogers Park before. According to one of the current listings it apparently used to be a 1920s beach front resort (hence, the private beach in front of it.) Pretty unique.

    At 10 pm or 2 am?

    At 2 am I am not walking alone “unprotected” anywhere in the city (not even the Gold Coast- where 2 women were just mugged at gunpoint at 11 pm on a Friday night.)

    At 10 pm- sure. I have been up there at night walking around “unprotected”. It depends on where you are (in ANY neighborhood.)

  26. 7237 Is back on the market for 580,000. How likely will it sell this time. Would a loan company take a risk by lending over 500000 for this foreclosure in South Shore?
