The Modern Sleekness of Granite Floors: 100 E. Huron in River North

This 2-bedroom unit at 100 E. Huron in River North is far from the boring white boxes that are sometimes found in the newer constructed high rise buildings downtown.

Forget about granite countertops. How about granite floors? This unit has them in the living room and kitchen area. Hardwood floors remain in the bedrooms.

The kitchen has stainless steel appliances and lacquered cabinets.

The unit also has custom doors and unique mosaic tile in the bathrooms that must be seen to be believed.

Judith Pielet at Baird & Warner has the listing. See the pictures here.

Unit #1305: 2 bedrooms, 2.5 baths, 1515 square feet

  • Sold in December 1996 for $310,000
  • Currently listed for $599,000
  • Assessments of $970 a month (includes heat, air conditioning, cable, doorman, pool)
  • Taxes of $8251
  • Parking is valet/rental at $240 to $340 a month
  • Central Air
  • Washer/Dryer in the unit

  1. “Highly personalized decorating” = quickly dated/not so saleable decor. The unit looks more like a high-end contemporary Italian restaurant than a home environment. Perhaps it will appeal to an older wealthy bachelor who feels most at home away from home.

  2. If the granite floors were heated I guess I wouldn’t DISlike it. They shoulda stuck with the striped mosaic in the blue bathroom instead of having crazy roses and amoebas in the other 2.

  6. I like the price, location, size and finishes here and I think it will sell slightly below ask. Its not some crazily priced 900k-1mm+ 2/2.1 new build so it has that going for it.

I hope those granite floors are heated! As for the bathrooms, they aren’t my style but they sure as hell beat the home depot rental quality crap thats in just about everything else around right now.

That kitchen is badass and I like the paint or whatever it is in that other bedroom.

  7. Seriously, though, this place does have bachelor written all over it. I like it also but it’s kinda like avocado green – down the road it will look silly. The assessments are really high, though they include heat and A/C.

  8. I actually like this place, except for two things: the freakish bathroom tiling and the sky-high assessments. The granite floors actually look interesting, though I’d imagine it is incredibly difficult to keep them looking clean.

But i will say when you price a 2/2 @600k with $970 ass fee and $300 parking this is what i expect to see not see 2629 N. Dayton 3n

  14. The paisley tiled walls are a bit lame but the rest of the unit is pretty swanky. I could live here. I of course would have to leave my spouse, devote an unsustainable portion of my income to housing (things would be very tight), and hang out in the viagra triangle on a regular basis. I’d also have to buy an Audi or Infinity or some other imported luxury vehicle. But seriously, nice looking place but just not the lifestyle I’m looking for at this point in my life.

  15. It’s a bit over the top for me, and I honestly feel bad for this building. In addition to the economy, I think the prices of these units have been affected by the condition of the commercial property.

I don’t know anything about the association’s financials, but the assessment is definitely reasonable given the square footage and amenities. The location, in my opinion, is better now than when the building was constructed.

I wouldn’t rule this building out if I had the money. I’ve seen a lot worse for the same price in extremely unremarkable buildings.

My 0.02 – this place is awesome. I fully intend on adding some similar finishes, over time, when I get a place. Think that it is more of a personal thing tho, and not as much for re-sale. I would redo some of the stuff here.

  31. Please reread your comments below: Now do you understand why you sound so foolish?

You’re so impatient to “..hang some decorations and install some custom fixtures, you know?”

And then the rental article I linked? 10% vacancy and thousands of private owner rental units – and you, being, in your own words, “…kinda cheap\poor” and you’re the one telling me that you feel sorry for me? Hahahah no need to feel sorry for me. I’m not cheap or poor, i’m just not stupid.

You must feel sorry for the developer/realtor/mortgage broker who can’t make next month’s Lexus payment. Your signature on the dotted line is going to give him a fat commission check and he’ll drive that car for another month. Good for you.

“Alex on February 11th, 2010 at 12:48 pm

Are there any places within 1 mile of the loop that wouldn’t be a horrible knife-catching purchase in the next couple of months?”

    “#Alex on February 11th, 2010 at 1:34 pm

Sorry, I should give more info – I qualify for the $8k and I really… REALLY hate moving. I’m sick of this transient renting lifestyle. I want to get a real sofa, and a nice bed, and a decent tv. Hang some decorations and install some custom fixtures, you know? I can stay where I’m at for another 8 or 9 months, if I have to, but then I’d really like to buy. So I guess my question is really… is there any place within 1 mile of the loop that isn’t going to depreciate 8k in the next 8 or 9 months or should I grit my teeth until then?”

    “#Alex on February 11th, 2010 at 3:21 pm

Hmm hehe ok, let me word this differently. Sorry, groove, I know you are trying to help and I respect your opinions very highly, but I really want to buy in the next 9 months, at the most. I have my reasons.

Does anyone have any recommendations for the least stupid places to buy within 1 mile of the loop within the next 9 months (taking 8k credit into account)?”

Can someone tell me what it’s like to live in the near north neighborhoods? Like what kinds of things make it so great to live there?

I have the time and cost of my work commute to think of (in loop), and getting groceries. I do pretty much all of my other shopping online. I’m kinda cheap\poor, I don’t think it’s worth going out to restaurants more than once a week or so. Trying to figure out if I should bother looking there. I’m from a pretty rural area so I don’t know if there are some other great benefits I’m not thinking of or something :-P”

  32. interesting design, not bad. better than bland, its not too personalized, it has elements that appeal, but the sale of this unit will live or die based on if it can find a buyer that ‘loves’ it.

  36. @Alex “I want to get a real sofa, and a nice bed, and a decent tv. ”

So what is stopping you, unless you live in a ‘hood where all that is likely to get stolen?

Don’t live with the futons and milk crates. Take the money you save by renting and buy some decent furniture. Decorate your place, and it will feel more like home. You can always take that stuff with you when the bubble is over and it makes sense to buy again.

  37. Gary,

yeah but what type of guy?
who am i kidding if my bathroom looked like that even with pink accents i would still be proud and love every second if it.

its just refreshing to see on cribchatter a place with a high price actually try and live up to the price its listed.

the place is customized for the person living in it right now, and i know i have said before that why should someone pay extra for the tastes and specifics of the person before, but hey i contradict myself all the time so why should i be different today :)

  38. See, this place is a perfect example of what I’m talking about. What landlord is going to let me do stuff like this bathroom in a rental? Even here we can’t agree if it’s hideous or awesome. And sure, I might get lucky – and I don’t think anybody would argue with something like that sweet sweet granite floor, but even for stuff like that – you’re dropping a good chunk of change to upgrade someone elses stuff.. Am I paranoid? Did I get the 3 worst landlords in history? I do not want the place I live and dedicate so much free time fixing up in the hands of a stranger.

  41. I have to add that after viewing many dozens of SFH’s and condos over the past several years, only about 50% of the time does the picture accurately reflect what the place really looks like. With rare exceptions, the place looks worse than the photos. So, this may not be the hgih quality, well done rehab job with top of the line finishes that it brags to be, even if you happen to like the extreme decor….

sq ft price though out of line, if you want to sell it

change the paisley and its good and that is not that big of a deal to do

I think the economy has more downside and prices and such are propped up by the government and that NEVER EVER LEADS TO ANYTHING GOOD

  43. Russ –
“This place teeters on being really cool or outright tacky.”

I think this has already teetered way over to the tacky side…

Actually though, besides the ridiculous tile in the bathrooms, alot of the other stuff seems high end – kitchen, appliances, doors etc. Things like having 4 different wall finishes in the living room (i think this space would make me dizzy) can be fixed in a weekend of painting. The tile is nice, but I don’t think it goes with the kitchen countertop at all, it would be tough for most people to integrate nicely with their furniture.
