The listing says the terrace is 40×25 which would give the owners a whole other living space in the summer months.

On the market for 11 months, the unit has been reduced $70,000.

The kitchen has maple cabinets, granite counter tops and stainless steel appliances.

There is also a granite fireplace with built-ins on each side of the fireplace.

  1. yes that “1700” sqft includes the terrace… developers do that on the blueprints, I just took a gander at the floorplans from the sales packet for my building and they included balcony space to boost sqfootage. My god that place looks cramped, and whadda ya know… a crib in a cramped bedroom

  2. Linked listing has link to 360-views. The terrace is large but is clearly NOT 25×40. The unit itself seems decent sized, but is NOT 1700 SF of interior space. 1700 sf seems plausible for the total of indoor + outdoor, with the interior probably ~1000-1100, and the balance on the terrace–which is subject to receipt of the detrius of the balconies above.

    Also, was parking included in the $469 ask? If so (as I would guess), only a $40k reduction.

  3. Weird — crib in the photos on the listing, but full bed in the photos on the VT.

    Sorry — can’t help but make up stories in my head over stuff like that.

    Nice-ish place though.

  4. So i ask this question AGAIN….

    When i list my house for sale can i include my yard, garage, deck, basement, driveway, front side walk, and street parking infront of my house in the SQUARE FOOTAGE?

    That would be awesome the listing would state 6,300 square foot 2 bedroom one bath “vintage” frame home.

    File a condo dec and create an HOA and sure, why not? Get a separate PIN for each space in the garage, and list theem separately, too. One spot available if you buy the house, a second if you buy the side lot.*

  18. I like the way the listing identified the terrace as “other room”. Too bad “room” is only seasonably usable; ergo SF houses should start listing their lot sizes as “other rooms” as well.

    I recall reading that a terrace is truly an amenity only if there are no balconies above. Apparently terraces are showered by cigarette butts, dirt sweepings, and litter from obliviously (or mean) balcony-users above.

  19. LOL a listing higher than the 2006 price. Like anybody can’t figure out that the owner just wants to get out and is hopelessly leveraged to that (likely near) 400k mortgage so listed 30k above for “negotiating room”.

    The one thing they have going for them is units like this are quite uncommon so if someone wants a big terrace they might have to bite the bullet. I don’t think that one terrace 2/2 in Vetro sold that was listed last year for around this same price sold though so good luck owner!

    It depends what you use it for. I’d love to have one for sunbathing*, eating outside, playing cards with friends, keggers, etc. However how they staged the terrace on this listing its a setup for disappointment as those cig butts are going all over those purty plants.

    *the one unit that had a spacious terrace that I liked in my price range was boxed in and only got brief morning sun, making it unusable for rays. It sold for 232k whereas non-terraced auction units of the same floorplan went for 170s. I still think it was a good deal at 232k tho.

  22. I was having an online love affair with this place, dreaming about my fabulous backyard parties, until I saw that it was an American Invesco property . . .I learned to fear them from commenters on this site. Has anyone heard anything about this building?

    I remember this building before it was converted to condos. I believe it was a butter factory, or some type of refrigerated food facility. It was a solid concrete building with very few windows.

  25. Looks like it’s right on the tracks; there’s lots of squealing from them, I hear them at night on 14th St.

    – very good point and something very significant if you live anywhere near 16th street in the south loop. There is some kind of nightly freight train that passes at 3 or 4 am every night. I used to live (rent only) at 1720 South and it was quite loud. Now on the 33rd floor in a quality building at 1235 S Prairie and I can still hear that infernal squealing on occasion, almost half a mile away. Big negative for that neighborhood and something you only figure out after you’ve slept in your new home. The train doesn’t run during open house hours!
