  2. Wow hardwood floors would make such a difference here.

    I think the price is good. Parking is reasonable and assesments cover quite a bit. Great location! Kind of cookie cutter but with some minor cosmetic changes (bathroom mirrors and fixtures), some paint and mouldings (and the floors of course) this place could be great.

  3. This is a much nicer apt than most of that vintage. Nice large curtainwall bays. And it’s in decent condition.

    It’s a good deal for the price, especially given the location. You can call this area the “Viagra Triangle” all you want, the near north and Streeterville taken together, are the finest neighborhoods in the Midwest, period. None of the other “hot” areas on the west side or north side come close.

  4. I wonder if there is any bi-law against hardwood (due to noise transferance issues). My brother-in-law had a unit in a highrise that banned it in the bedrooms. Even if there is, I’d suggest a gluedowned engineered hardwood with a premium foam underlayment. Done right it would offer better noise control than carpet, especially if you go the step further and put down a new subfloor.

    A nice rich medium-to-dark brown floor and some big (4+ inches) baseboards would do a lot for this place.

  8. I looked at a unit in this building before – the price seems reasonable, but I don’t like this building for the area. The Realtor’s main selling point was that this was a Harry Weese building.

    A subtle downside for me was the front entrance. It’s poorly maintained and feels like a crappy rental with it’s ancient buzzer system – just not what you’d expect given the location. The location will give you “pride of place,” but walking into the building will not.

    For similar 2/2’s in GC/SV (e.g., 40 E Delaware), $700+ assessments will get you a 24-hr doorman, a workout room and a much more well-maintained building. But the rooftop deck is nice.

  12. I never liked this building, always thought it stood out like a sore thumb. I like some of Weese’s work, but definitely not this one. However, I do like the location and for a 2/2 it seems like a reasonable asking price.

    As for the de-cluttering, etc., good point. Apparently a lot of people don’t put too much thought into that, and then they’re surprised that their places sit on the market.

  13. I have an unrelated question, since you all know real estate so well. I am looking at 3-4 bedrooms in 60614 and 60613 in Lincoln and Blaine areas, respectively. This might be a stupid question, but are all of the 3-4 BD units duplexes DOWN? What are on the upper levels of the duplexes? Larger or smaller units? I hate sub-level and it’s driving me nuts that every place we look at is a duplex down. Thanks in advance for the insight.

    They are in other units, including bedrooms. For instance, 9W has carpet in one BR, wood parquet in another and hardwood in LR/DR.

  15. I am familiar with this neck of the woods and if the realtor is too she will mention free meals and beer down the street at the residence inn. (every night around dinner time)

  16. 4E also went under contract 1/8/10 for ? after price reduction from $389k to $350k. It has hardwood in LR/DR.

    The assessments are also due to only 2 units per floor.

  17. We saw 9W and it was gorgeous. This isn’t as nice, but the W/D is huge.

    Only thing that put me off was the parking for 9W was outdoors and the assessments were a bit high because it is such a small building.

  18. In a building this size, I am glad it does NOT have a doorman, workout room etc!! The assessments would be horrendous.
    Like it. For comments on price, we’ll see what the other units close for.

  19. I’d replace the carpeting on principle, just for the sake of hygiene.

    Hardwood floors might be permissible if you lay cork underneath them for soundproofing, which adds a lot to the cost.

  20. Of interest, this property was apparently listed on February 23. It was featured on CC on the 25th. As of the 24th, there had been 3 views on the Trulia site and 4 views on the Coldwell site. As of the 26th, 640 views on the Trulia site and 230 views on the Coldwell site.
