  4. Speaking of which, how is the uber-high end condo market doing? Considering banks now want a giant down-payment and even the rich are realizing that cash is king, I am assuming that all the $750+/sq ft properties in the city will be marinating on the market for a while.

  10. Who wants to pay nearly $1,000/sq foot for this space when the rest of the building is SO mediocre? You have an unimpressive lobby/hallways and doorstaff. Do you really want $300,000 one bedrooms in your building? The space is great I am sure but this building doesn’t call out for a buyer like this in my opinion.

    and secondly where is there a 7 million dollar unfinished unit in that building? What is the most expensive sale in that buidling to date? Anybody have any info? I would doubt it would approach that amount.

    Your subtext was “what person that could afford this would want to live in the same building as people who pay $300k for a one BR?”.

    My answer was “the sort who live in Olympia Center, maybe”.

    I agree that the space is too expensive, but that doesn’t have much to do with the presence (or absence) of the hoi polloi in the building.

  15. The most expensive sales to-date are the corner units with the large terraces on the 19th floor. I think in the mid-$2MMs.

    This space is a bit odd in that I think the current drawings only have 2 bedrooms. That first floor is a large, dramatic entertaining space (as seen from the photos), but the living space gets short-changed as you go up into a narrower “tower”.

  16. My point is that someone ready to drop 7 million plus probably 1.5 to 2 million in finishes on a unit is going to expect a certain level of service and finish in the rest of the building. Will all their cars have valet? Car washes? Will the doorstaff meet their and their guests expectations?
    Olympia Center has better staff and is established. In addition, there is not one unit near this price point in Olympia Center. There is a huge disconnect between the 2-3 million and 5 Million plus market. This is one of the top ten priciest in the city…I think Vince Vaugh dropped 10 million for a duplex but that was in the Palmolive. What do agents out there think?

  17. I’m with Trudi, I buy this place in a heartbeat if I had the cash. It’s hard to know if the price is right, depends upon how much other work the place needs. If I had the money to own something like this, I daresay I wouldn’t fret about the heat bill, carbon footprint be damned.

    That great room with its wonderful decorative details is worth a few million, by itself alone. How many rooms are there like that in the city? Plus the location is wonderful and the views are beautiful.

  20. Why do these giant places command such a premium over purchasing units seperatly and combining them? (IE Trump wants 28M for his 14k sq ft PH but if you go 3 floors down, combine all the units to get the same sq ft, the price is “only” 15M) What am I missing here?

  21. The historical details are wonderful Groove77 and a selling point for this specific unit.

    My point is that someone with 10 million to drop doesnt want college renters in 200,000 one bedrooms in the building. You dont drop money for a space like that in a building like this unless you are a very unique buyer. I was at the sales center and saw a 2/2 with a terrace priced in about 850,000 or so…it was pretty nice but not THAT nice. And the real units did not turn out like the sales center. Wouldn’t this buyer go to the Park Hyatt or Palmolive before this building? They can views at any building at this price point. At this price they can have it all and will want it..including exclusivity. Unless, it is a VERY specific person.

    yes its very specific and that person would also have another raw space historic option for 5mil down the street.

    I would say no, different market buyer for those buildings to this one.

  25. This building has been for sale as condos on/off since 2001, and it NEVER gets finished. How many developers have been involved in this? It’s been bust a few times for sure.

  27. There are a few more condo lights on in the rest of the tower too, yes. What’s really funny is the number/percentage of lights on at Trump’s hotel, at 3-4 a.m. on a Sunday or Monday night when the condo tower lights are almost totally dark. I think the hotel stages the lights on to make the hotel look more occupied.

    Just two, as I recall. I original developer and the folks the lender replaced them with. This was a very drawn out f/c, as I think the lender had no interest in taking over the task.

  29. I concur on the interesting lights coming from the PH in Trump. At certain times it looks as if the PH’s ceiling are 2 floors tall. Don’t know if that’s true though or just because both floors’ lights are on.

  30. One of the lights in the trump PH is a huge wierd orb sorta light that slowly changes to different colors of the rainbow… yeah it was wierd

  31. I forgot to ask… does this apt. have its own private, keyed elevator stop?

    Most penthouses are vastly more expensive than other units in their buildings, and they are isolated from the rest of the building with devices like private elevator lobbies and/or keyed elevator stops.

  32. I hope that my wife does not see this one. We were married at MP and had our reception on the Pritzker stage. I told her that one day we would have a place looking down over the park. When we were married this place had scaffolding around it and she suggested that unit. I never thought 7mil raw. Wow!

    Come on Mega Ball! If the pot is over 50 million then I’m definately a buyer.

    If you can buy the space I’m confident that you also have a pad in Palm Beach, Palm Desert, or at least a villa in the Islands to escape to in the winter.

  34. i’ve seen this unit and that room is the only one worth mentioning. there are two roofdecks. One large and one above the tower. ok, but not the view you’d expect. overpriced and underwhelming. assessments are not cheap either.
