A Victorian Single Family Home Under $600K in Lakeview: 1030 W. Roscoe

This 4-bedroom single family home at 1030 W. Roscoe in Lakeview just came back on the market after it had previously been listed since November 2008.

Mario Greco at Prudential Rubloff has now taken over the listing (try and be kind.)

The Victorian style house was built in 1886 and has 3 bedrooms on the second floor.

Some of the vintage features are still intact including a large wood staircase and wood moldings.

The listing says the house has 19 foot interiors. It is on a 25×100 lot.

The kitchen has maple cabinets and white appliances.

The basement is also finished.

The house has central air and a 2 car garage.

It is currently one of only 25 single family homes listed for sale under $600,000 in Lakeview.

Is this a deal given its location and size?

Mario Greco at Prudential Rubloff has the listing. See the pictures here.

  1. Nice to see a SFH that is not a total dump for under $600K in a good location. This will sell quickly is my guess – and someone will come in and “Pottery Barn Makeover” the place (which would probably work quite well here).

  2. I like the place, not the hood for me, but i like this place and dont think the price is that bad for location (just not for me).

One thing i cant stand is the 80’s wood paneled basements it irks me so bad. it always gives me the creepy Calvin Klien old perv commercial vibe

I love that the google aerial in the listing map has the train just around the bend. If this were one block north or south, they’d be asking 25% more for it.

    Ah hell. Missed the el.
Dealbreaker. I take back all the nice things I said.
Could not pay me to live on the el tracks.

  9. Well, they were right to switch agents at least. The previous agent was using amateur photos. Didn’t even look like the same house. Now if they could just photo shop the el away.

  10. Groove, you crack me up. I had forgotten about that commercial.
    Excellent observation.

I really have nothing of value to offer this thread. However, speaking of Photoshop, I was walking past 1000 N. LSD today and thought how great it would be if that ugly-assed building just disappeared. If only it was that easy.

  11. There is sucker born every second and some family will buy a wood framed building with vinyl siding right next to the EL.

One the positive side, they won’t need any quarters to make the bed shake.

  12. The math is simple. 1700sf at $200per brings it to 340k.

And that’s being generous with the valuation.

This place has to wait for the next real estate bubble to bring 600k.

Don’t be so quick to discount your input on CC. Without your remarks others don’t respond and…what fun would that be??
I, for one, totally enjoy your comments even if they ‘occasionally’ ramble on into other topics…
    Post on Groovy….

  17. Not even in Jeff or Portage, it’d be 200k or less.

Cheapest genuinely similar house in Jeff that’s currently listed is $329,900. On a full lot, of course.

All over the place in PP, tho.
