Bank Owned 2-Bedroom in Southport: 1251 W. Roscoe

There were a lot of apartment to condo conversions in the Southport neighborhood of Lakeview during the boom including this building at 1251 W. Roscoe.

It was converted to condos in 2006.

This 2-bedroom unit is now bank owned and is listed for $52,100 under its 2006 purchase price.

There are Brazilian cherry floors throughout and exposed brick.

The kitchen is still intact and has 42 inch cabinets, stainless steel appliances and granite counter tops. The bath has marble and granite.

The listing also describes an “unfinished” lower level space which other first floor units have apparently duplexed down to double their space.

Is this a deal?

Carmen Carter at Henry Jones Realty Company has the listing. See the pictures here.

  2. “What a SH^^ hole.”

Could not agree more. Sad. Depressing. Even the outdoor space is gloomy. Drove down this part of Roscoe on Saturday and it was murder. Why someone would drop $250K for this defies reason.

  3. with any luck, one positive of the housing slowdown is “Brazilian Cherry” floors will take on a bad vibe/associated as they (or other rainforest-depleting flooring and cabinets) were so often used in these blah cookie-cutter projects.

  7. The big question with this place is, who’s the person sleeping on the futon mattress in picture #6 and why not put that TV in picture #7 in the same depressing room!

  8. Right by the El, and this is almost exactly 1 mile east of Roscoe Village. But I would think most people prefer this area of Lakeview, but I can’t say I’m one of them.

  10. So is that a back door in bedroom #2? Cozy.
Also I like the way they were too cheap to paint the trim.

  12. Jon,

You drove down this stretch of Roscoe and it was “murder”? Boy, I sure do hate having restaurants, bars, fitness clubs, the “L” stop, dry-cleaners, grocery stores, great looking women, nice families, tree lined streets et, al right outside my door too!
I’m not a fan of this particular building, but this is a prime spot to live.
Price is good, will sell easily is my guess unless there is bank issues complicating conforming/conventional financing this place.

Depressing photos. Looks like a “shooting gallery” or a “tweeker pad”.

  14. Eric, I agree. I don’t know what Jon is smoking, this is a fantastic location. The place in question, however, not so fantastic.

I was referring to the DRIVING. Tried to get from LSD to Roscoe Village up Belmont and Roscoe and it was a frustrating experience – that’s all I meant.

“Eric, I agree. I don’t know what Jon is smoking, this is a fantastic location.”

By the time it took me 30 minutes to get from LSD to Damen, I did need a cigarette. And a glass of wine.
