Private Rooftop Terrace Unit in Lakeview Sells for Over the 2004 Price: 800 W. Cornelia

We last chattered about this 3-bedroom penthouse unit at 800 W. Cornelia in the heart of Lakeview in December 2009.

Back then, in the middle of winter, it’s doubtful buyers could appreciate the 20×14 private rooftop terrace.

Many of you thought that it would sell quickly if reduced from $699k to the lower $600ks.

It has recently sold for $655,000, or $41,000 over the 2004 purchase price.

In addition to the rooftop deck, the unit also had a family room and 2-car parking, which is a rare amenity for a Lakeview condo.

Is this sale a sign the upper bracket market is perking up?

  3. I’m not surprised the unit was sold – I actually visited the property (the photos on this Picture Plan are my own handiwork: http://www.smartfloorplan.com/il/v300997)

    The meticulous attention to detail on the finishes of this unit is far-and-above the the standard luxury “SS appliances and granite countertops”.

    This is one of the most desirable areas in the city, and those that are looking in this ‘hood can spot the value of 2 (!) parking spots right away. And all this before we get to the almost 400 sq ft of outdoor space with a skyline view.

  4. This unit looks like it has much prettier finishes than the average new condo. Additionally it’s HUGE, and has a gigantic terrace. And TWO parking spaces, in addition to being in a prime neighborhood?

    It looks like it’s worth the money… for now at least.

  5. It’s very nice and I love this area (we live here too!), but I think it’s almost too nice to be above a Caribou Coffee. And across from RAM-A Gay Treasure, hahaha

  7. This is one of the few units that does sell above the 2003-2008 price due to one thing: having a unique or very uncommon feature. Those decks don’t come around often.

    Two parking spaces couldn’t have hurt either for two professionals working to support the mortgage (or not)..
