This 2-bedroom penthouse floor unit at Chicago Place, at 100 E. Huron in River North, has more square footage than some of the newer 3-bedroom units downtown.

At 1657 square feet, developers clearly built heftier condos in 1991, when the building was constructed.

The unit was recently reduced and is now listed for $96,000 under the 2004 purchase price.

The listing says that it has high ceilings and there are just 4 units on the floor.

It also has some stunning city views.

Yes, that is carpet throughout. And yes, the kitchen cabinets and appliances are both white. It looks like there might be granite counter tops, however.

Parking is leased in the building.

There is a washer/dryer in the unit.

  1. The location is great, the views are amazing and the price is OK. I think that the killer is going to be the assessments, taxes and parking. Even with one car, your monthly bill for just assessments, taxes and parking is going to be about 2300/month.

    Let’s say you got it for 500k. Even if you put down 20% and get a mortgage at 5%, you are talking a monthly cost of roughly 4500/month. You are so much better off renting!!!!

  11. David is absolutely correct. Great location; penthouse; $361 sf, get it down to $340. Good deal. Taxes are not outrageous, compared to what some northsiders pay for less space in sfh. And ASM is about right for amenities. Not for penny-pinchers.

  12. I agree with David and rino, I think this is a great place for the price. Even if it is a few years old, penthouse pricing is still very high…and with this amount of space, the deal is a good one.
    Penthouse units here in NY average around $3000 sq ft (up to $5000) and while it does no good to compare the two, this shows how much value these top floor units command.
    As far as the sterile enviornment, that is readily changed with some minor renovations. Kitchen for around $30-40k and a paint job (I’d leave the floors which would allow for a darker color scheme) would definately change the entire place and it could compete with the newer developments.
    If I were still in the city, I would make an exception and renovate this unit…if nothing else than just for a pied a terre for the weekends I spend in Chicago. Nice place!

  13. Did this owner actually paint the mullions (window frames) green or was this the original spec. The dated lobby seems to have them too. As an owner, can this be changed if it is the original?

  14. The windows in all of the units are green. I live in a totally different condo building and we have green window frames as well. They can be painted.

  15. I also don’t really consider this building to be in River North. It is right on Michigan Ave (above the now Zara/closed Mall). I’m not sure what exactly to call it but the area just to the east is Streeterville and to the north is the Gold Coast.

    I would probably just call it “Mag Mile” location. Any thoughts if it is River North or not?

  16. Multiple units on the top floor is not classified as living in a penthouse. A Penthouse unit means ONE unit on the TOP floor, not multiple units on the top floor.

    I consider anything west of Michigan Avenue at this location to be River North. Anything east of Michigan Avenue is Streeterville. Of course- for those buildings ON Michigan Avenue- it will depend on the location on the street. Go further north, and yes, that’s the Gold Coast. I don’t know what I’ll call the Ritz when it opens in a few years. That is the iffy-zone.

    Not at all true!
    In some buildings, units on the top two (for duplexes) or top three floors (for triplexes) are considered penthouse units.
    Further, there can be more than one unit on the top floor and all can be considered Penthouse units. When this is the case, they are larger in size than floors beneath them and there are fewer of them on the floor.

    According to the RE ‘goddess’ I go to for advice on these issues, you are correct. She goes one step further and says the dividing line would be in the center of Michigan Avenue. Meaning that those on the East side of the street would be in Streeterville territory and on the West side (like the residences at the Ritz) would be in RN Territory.

    Yes, there are duplex & triplex penthouses, as they are the only unit ‘at the top’. But multiple units on the top floor are never considered ‘penthouses’ other than to those trying to make more money on a sale, via cute marketing.

    They have many mirrors similar to this one. They are not too expensive. If you do get a floor mirror bolt it to the wall. If a kid got behind it and pushed that could spell diaaster for whatever or whoever was in front of the glass.

  22. If the true definition of “penthouse” is “the only unit occupying the top floor of a building” what would you call the biggest units in a building, on the top floor of the most sought after tiers, with the most outdoor spaces, and non standard features?

    It seems as though we should have a name for them, being almost every condo building higher then 3 or 4 stories has no true penthouse.

    If the building I live in had a ‘true penthouse’, it would be over 15,000 sqft.

  24. I don’t have a problem with a penthouse floor of multiple units if the units are bigger and better or have unique outdoor space unlike the rest of the units below.

    I do have a problem with realtards putting “penthouse unit” when its just a unit on the top floor of a 2,3,4 flat… that’s pretty weak

    Totally depends on the frame you want–tho I don’t think you’d match/beat the West Elm prices–but if you want a custom size, or beveled glass, or something that looks different, that’s you’re path. Having had a couple of mirrors made, I think that one of those simple $3-400 west elm mirrors would be $7-800 custom made, unless you got a deal on the frame stock, but you would get nicer glass and nicer construction. And if you wanted it 4″ narrower or 6″ taller, it would only be a bit more.
