    But the unit was *clearly* not in its current condition in ’93.

    Reminds me of those old Miller High Life commercials where everything on the plate is an unappetizing oatmeal color. Nice potential. Pretty hideous execution. 900k draws chuckles here.

  12. This is a truly beautiful place. Love it and wish I could afford it.

    But the kitchen needs help, mainly in the form of a big island to supply missing counter and cabinet space, no big deal.

    The roof deck is great.

    It might be worth $650K. $900K I rather doubt.

    RP condos have warped your brain…$650K??? Surely you are kidding?

    I see nothing whatsoever wrong with the space…BEAUTIFUL SPACE with awesome location to match. I recall walking down this street with snow on a nice day and it was SO quiet I forgot I was in a high density area.
    It has all extras (a 2nd garage would be nice tho) with a lot of the vintage characteristics intact. And that outdoor space alone could command one of the extra $100ks to the price.
    I get it about the kitchen, a $50k renovation/relocation of appliances and a usable island are def required…I would salvage as much of the cabs and def would keep appliances, which at this level would save a pretty penny from the small redo.
    I too question the pricing strategy esp if I am going to redo the oddly shaped and arranged kitchen so would offer $825,000. and it would probably be accepted. Yes I would do it…beautiful place!!

  16. Most likely a walk-up. I don’t think there is anything over 4 floors on E. Elm. Plus the low assessments indicate there’s no elevator with the accompanying expenses.

    I think the place is gorgeous and E. Elm is surprisingly quiet given that Rush/State/Division is just a few blocks away.
