We last chattered about this 3-bedroom single family home at 832 N. Marshfield in West Town in August 2010.

Back in August, some of you thought it was fairly priced for a single family home in that neighborhood at the list of $479,000 (and some of you thought they should have updated the pictures to not show snow in the backyard).

It recently sold for $450,000 but that was about $100,000 under its original list price in March.

Was this a deal compared to the condos in the neighborhood?

  1. Whats the neighborhood like?
    Without knowing I would say this is a great price for a SFH with a yard and parking so close to everything.

  2. 450K? Sounds fair. Condos appear to go for that much around here. After all it is a SFH, 3/2.5 with 2 car garage close to the loop, and not exactly a fixer upper. A bit of a hike to the El but doable, easy access to 90/94, and close to downtown. No condo fees etc. Your own castle in the city you can do whatever you want to (with proper permits of course). 😛

    I would much rather have this than some high/mid rise condo at a similar price.

    Also, the hood is pretty cool although still with a bit of an edge here and there. I rode my bike and walked through this area a bit during the summer. People mostly take care of their homes and some of the attention to detail is almost fanatical on some places. I love all the little gardens out in front of homes.

  3. Very good price for buyers IMHO, though there may have been inspection issues leading to the lower price. Needs some work but overall, nice little place.

  4. My precursory look on Redfin shows that in the last 3 months, hardly any SFH have sold between Division and Grand and Damen and the highway. Of the SFH that have sold, this the second least expensive SFH at $450k, the least expensive selling in August for $440k (1451 W Superior St). Furthermore, there is hardly any other move-in SFH at or near this price point in the surrounding area. This was one of the least expensive SFH on the market at the time that it was sold, other than a handful of homes of questionable quality east of Ashland and south of Chicago.

    So yes, this was a deal, being the second cheapest move-in SFH to sell in three months.

    We are witnessing prices fall before our very eyes. If you think there are deals today….well, just wait until you see the deals tomorrow, or next week, or next month, or next year…..Everybody who buys in the neighborhood wants a deal like this.

  6. HD – that place at 918 winchester that you referenced looks like a really nice place. I think one of the biggest drawbacks, however, might be the fact that it is in the alley – I assume you can access this coach house from the street – if not, it would be terrible. The other dowside of this arrangement is that it sometimes creates ill-feelings between the owners of condos in the building and the owner of the coach house – basically all of you are responsible for the maintainence of both buildings so when your roof needs replacing, it comes out of the condo reserves (which makes the condo owners mad) and when their roof needs replacing, you are contributing to it (which would make you – the owner of the coach house) angry.

    1461 Cortez looks move-in ready and is only $399.
    1341 Huron at $375.
    1949 Huron at $479.
    2048 Huron at $525. (short lot, but a nice little house)

  8. I looked at this house. Doesn’t show nearly as well as it looks in pictures.

  9. I walk by this house often since I live right around the corner.

    This house was a deal, but its not a super nice house. Its recent construction of questionable quality. It sticks out on a street full of 100 year old brick 3-flats that were built to last. This house is wood frame with brick veneer. Not built to last.

    No idea on the quality, but it’s listed as a 100+ yo structure.

  11. Not sure why anyone would think wood is a poor choice for construction material – wood is able to handle the temperature/humidity shifts very well. When I visited Amsterdam, a guide pointed out that the oldest inhabited dwelling is actually a wood-frame house, not the famous brick row houses.
