The 6-Bedroom English Manor Estate in Jackson Park Highlands: 6909 S. Cregier

It’s been awhile since we chattered about the Jackson Park Highlands neighborhood in the South Shore.

This 6-bedroom English manor at 6909 S. Cregier was built in 1931.

The neighborhood is a Chicago landmark district. Founded in 1905 it is only a few blocks long- starting at 67th and ending at 71st Street.

This 7000 square foot house was built in 1931 on a huge lot measuring 100×135.

It has some of its original features including a grand master staircase made out of birch, cherry, mahogany and walnut.

The solarium has the original marble and granite checker floors.

The listing calls the kitchen a “chef’s kitchen”.

4 out of the 6 bedrooms are on the second floor and 2 are on the third. There is also a library on the main level.

It has central air and a 2-car garage.

  1. Absolutely stunning. It’s too bad that the previous owner had to go ahead and ruin their opportunity to live here. Probably pulled the old, my home’s worth way more so I’ll leverage the crap out of it via a HELOC or something. And speaking of the Obama’s from the last post, they should move into this place in January 2013 when someone loses their job. Or Clio could suck this puppy up. The only question I have is, is this the best part of the southside with regards to crime?

  2. It’s extremely close to an extremely high crime area. Best purchased by wealthy blacks with a good security plan.

  3. Houses in this neighborhood have suddenly been selling (not without some steep discounts.)

    A 1928 greystone mini-castle house with about 3000 square feet just went under contract – listed at $375,000. There are several under contract and 3 or 4 which have sold in the last few months.

    But- again- that was after some steep discounts. Most of the houses that are selling were listed under $500,000.

  5. 100% Spectacular home that anyone would be extreemly proud to call home!

    so the question is where would you spend your 1.5mil on this place or the previous chatter place 2245 N. Greenview?

    also i used to play ball over here 5-7 years back at a open gym and for the life of me cant remember what street it was on. but back then jackson park was slipping a bit i dont head south like i used to anymore so cant say what the area feels like anymore.

    about a year back i would still frequent leo’s den on 79th and never felt unsafe. (but i was in a car and parked right by the place)

  6. Beautiful house but very close to a not so nice part of town. I really like it but I just can’t see anyone spending 1.5 million on it when there are so many other choices out there. Isn’t the house right on the beach near here and going for like 1.2 mill? Obviously not as nice of a house but it has a frickin beach!

  8. dare I say that does actually appear to be a chef’s kitchen. I can easily see a team of caterers using this effectively for a large party – and it could work just as well for every day family life…

  9. If you’d like a good read about this area, try “The Devil in the White City: A Saga of Magic and Murder at the Fair that Changed America” by Erik Larson. It’s non-fiction. It outlines the construction of the grounds just north of this property for the 1893 Chicago World’s Fair. It also details the life of Dr. H.H. Holmes, the serial killer who preyed off the young, naive girls, fresh off the prairie, attracted to the big city by the huge amount of jobs which were created.

    Dr. Holmes house sat about 4 miles west of here in Englewood at the corner of S 63rd and Wallace. That spot now houses a branch of the US Post Office.

  10. What a beautiful house. The 20s and 30s gave us some of the most beautiful houses and buildings we have. This is a beautiful and interesting area that dates back to the end of the era in which the south shore was the city’s top neighborhood. Too bad there are so many areas close by with really elevated violent crime rates.

    Interesting about the D.H. Homes case, and how he was able to field inquiries by anxious parents who were worried about their daughters in his employ, who strangely disappeared one after the other. He had something like 20 different contractors working on his place at 63rd and Wallace so that no one would know the floor plan. No one suspected him until after he left for Pittsburgh, where he was apprehended for two other murders and was executed.

  13. I was actually looking at another property in the highlands last week.
    MLS #: 07668745
    These are amazing properties.
    As an experiment I went there at night to check out the conditions of surrounding area.
    I stopped for gas at 67th and oglesby, I drove around, parked the car and walked around. it was about 12:30 am.
    If I were to live in the Highlands, I would have a pistol in my car and maybe one on me if I were walking around. this is only because most likely allot of other folks will be packing around there and I believe in a level playing field.
    Not opposed to the area because I will go anywhere for great and especially historical architecture.
    But the good properties in the highlands are out of my price range.
    The house one I saw was a low price but for sure a fixer / restoration project.

  14. As others have said, beautiful house and yard, but a difficult location given the surrounding areas. Whether this area with gentrify is hard to predict, but if it does it probably won’t be in our liftetimes. I still think it’s inevitable that the area between the South Loop and Hyde Park will become an upscale area sooner or later, but not sure about the areas south of Hyde Park.

  15. What would this home and lot actually sell for today if it were located in

    A. Lincoln Park
    B. Sauganash/Old Norwood
    c. Lake Forest

    That should help to give some better perspective on the true discounted price for being located in this area.

  18. really? i think the home AND lot in Lincoln Park could go for definitely for more than $2.5M… The lot would really be something special in the middle of Lincoln Park. I can’t really think of even a handful of houses that have a lot footprint like this thare are in LP.

  19. OK so if it is truly worth $2 million in the average part of LF (not really close or on the lake) by two peoples educated guess then I suspect that there is no way you can get anywhere near 75% of that value in this area of the city.

    Sauganash/Old Norwood/Edgebrook are all NW saw a home on a 100×124 lot here for 1.2. The home is not even close to the grand scale of this featured home but it still supports my point that they are out of their minds at this number.

  20. yeah, clio – i gotta think youre way off on the LP #. Here’s a few examples of LP homes that sold around the 2.5M mark this year & this home and lot are certainly more impressive than any of these places. not even comparable in my book. Just browse thru the redfin sale records this year on the 2.5M mark in LP.

    I was thinking about the house on a standard lot in LP/LF. True, with that sized lot, the land is more valuable than the house and definitely in the millions of dollars.

  24. Yes it appears that the early responders were way underbid on LP pricing estimates. That is a niche world that is not a fair example for this exercise. I surfed some sales in LP over $5M and found this property. Although very different it is on a oversized lot and appears to be built with excellent high end finishes.

  28. Yeah is that guy with the massive home on Burling I think just east of Halsted and south of Armitage finally done? He had way more than 10 million into that pad. His lot size was also much bigger than this one.

    We looked at a beautiful all brick home in PR adjacent to the golf course with excellent views and a 100×100 lot that went for just under 1 million. It was nowhere even close to this fine home but it was a way better value. Putting 500K into that place would be a much better bet and enviornment than this place.

    The Highlands has 27 holes of golf within walking distance. 18 in Jackson Park and 9 in the South Shore Cultural Center (former country club).

    agreed about being a better value than this. and as someone mentioned before why buy here unless you have ties to the area?

    1.5mil can get you many places in chicago even if you want to stick to the south side.

    i know for me i would be happy to call this place home but if i had 1.5 to spend i woulndt buy this. but i am just som random internet poor folk my opinion doesnt really count anyway.

  33. I hear that Perillo is trying to sell that place, and I hear he sunk more like $43 M into it, and it’s on a triple lot.

    Good luck sell a house like this for anything like what you paid to build it in THIS economic climate. People who can comfortably afford a place like his are statistically very rare, and they want to build their own dreams.

  36. Devil in the White City, coming to a theatre near you….. starring Leonardo DiCaprio as Dr. Holmes…. they are making film of this..recently announced. I hope it focuses most on the wonderful tale of Chicago, (keeping the gruesome parts of the book to a minimal ..I know gruesome torture sells)
    Still South Shore a great part of town to explore for our historical references.
