  2. I like the apt, the building, and the neighborhood. Nice space and light, and dig the subway tile. Space pak is a nice plus, and garage parking is huge. Are those all the same cabinets? Why paint some, but not all? Give it another bedroom, move it one block south into Blaine, get the taxes down to about 3800, and it’s a nice option for a small family determined to live in a yuppie hood who can’t afford a SFH. Gotta also be cool with doing specials for projects, tho, cuz assessments of 315 that include heat on a vintage building = no reserves.

    Take a look at how just about every unit has sold 2-3 times since the 01 conversion, and remember Sabrina’s repeated point about how long people really stay in a condo (vs. how long they think they will).

    Based on the Redfin closed listings (I’d post links, but (1) you need to be registered + logged in, and (2) it’ll be in moderation), they are both 2200 SF, the room sizes are (basically) the same and they are described in essentially the same way.

    1E claimed an ass of $321, v. $335 for 1W, so it’s probably slightly different.

  18. I think its the quality of the trim that gets painted is the real problem. A lot of that trim in the older homes is old world hardwood from trees up north with distinctive patterns and master mill work. All that wood, except for a few protected areas, has been logged over three or four times.

  20. What’s with the kitchen? You have your white cabinets, your brown ones and then the black granite. Some SS appliances and then some with the white wood inlays. It looks like they took 3 kitchens and tried to combine them.

    For sure. Notice how they placed the (wood-framed) mirror to show that the other side of the pretty, 5-paneled bedroom door had not been painted over (though the inside, in accordance with the rest of the trim, had).

  26. I think my scorn of realTORE-invented names is right up there with anyone’s, but GW does designate a distinct area. Don’t know the history of the name or who came up with it (I’m sure it’s a relatively recent invention), but on the other hand this is not Ravenswood, or Uptown, or Lakeview, or St. Ben’s. GW works for me.

  34. Beautiful unit, top floor, good neighborhood, low assessments, vintage finishes, spacepak cooling system, lots of light, seems to have a good layout and I absolutely love the subway tile bathroom. This is a great 2/2… if it crept closer to the 2001 price it would be an incredible deal IMO.

    …and I actually kind of like the jumbled up Kitchen, it is a nice deviation from the contractor special finishes that have flooded similar properties.

    Graceland West has been a neighborhood association for like 20 years (maybe more.) So it’s name is NOT a recent phenomena.

    Also- I too thought it had to be Uptown (as it is north of Irving Park Road) but officially it IS considered to be Lakeview.

    I LOVE painted trim. I admit it.

    There was a design to show on HGTV once where the host woman went into a vintage home in Toronto that wasn’t selling and it had a ton of the non-painted wood vintage trim in one room but the other room was painted over. The non-painted room looked dark and old. She convinced them to paint over all of it (though the husband thought it was sacrilige to do so.)

    It looked fabulous when she was done with it. It looked like a brand new house.

    Keeping the unpainted wood trim, in some cases, just really dates a home (to me.)

    I’m telling you. Most people would be shocked at how often people move out of condos. I’m only surprised when someone HAS been there, say, more than 6 or 7 years. But now, given market conditions, it’s getting really difficult for most to move.

  38. I looked at a second floor unit in this building back in 2003. It was a really lovely unit, but it was listed at either $375K or $380K and I was also looking at several 3bd/2ba units in the $380K – $390K range, and ultimately, I opted for one of the 3 bds.

    WRT painted wood trim: even if you love the unpainted look, it can be a bit much. My place has wood trim/molding/dish rails/portrait rails/built-ins and I only have natural wood in the living room, dining room, entry, hallway, and one of the bedrooms. The rest is painted. It was partially an aesthetic decision (I love painted white wood in the bathrooms) and partially a practical one (in the kitchen and 1 of the bedrooms, the wood required significant patching or else a total re-build; it was cheaper to patch and paint than to re-do)

    BTW I love that little nabe, especially during December when just about every building has a spectacular lights display, and in the summer when the front-lawn flower patches are a riot of color.

    And it’s a nice healthy walk to Wrigley Field!
