Built in 2012, at the bottom of the last housing bust, the building is all brick and limestone. It has 6 units, garage parking and storage.

There is no elevator.

There are white herringbone floors and custom millwork throughout in the baseboards and crown molding.

There’s a “dramatic” skylight in the living room along with a wood burning fireplace with a handcrafted marble mantle.

It has an adjoining dining room with a Corbett chandelier.

The kitchen is a chef’s kitchen with dark gray bespoke cabinetry with brass and bronze hardware, iceberg quartzite counters, Subzero, Wolf and Bosch appliances and a built-in wine cooler.

The unit has a jewel box powder room with a custom vanity and Graff fixtures.

The second bedroom is being used as an office.

There’s also a den which has the in-unit washer/dryer.

The listing says you have views of the Hancock, the Gold Coast architecture and the shimmering lakefront.

It has features buyers look for including central air, washer/dryer in the unit but it doesn’t have parking. There is a rental lot across the street, however.

This building is in the heart of the Gold Coast but is near the shops and restaurants on Division and Rush and is an easy stroll to Michigan Avenue. There are bus lines within a few blocks.

Listed in September 2025 at $1.5 million, that’s $351,000 above the 2018 price.

The listing calls this an “art deco masterpiece” with “no details overlooked.”

It has a private elevator foyer which leads into the unit.

It has French Oak Parquet de Versailles floors throughout the main living areas.

The listing says it has “stunning millwork” and built-in bookcases.

In its 5500 square feet, it has 3 bedrooms, a sitting room plus library with adjacent office, a family room, and separate dining room.

The kitchen has white and salmon (?) custom cabinets and showcases an Officine Gullo Range complimented by Subzero and Miele appliances with an expansive eat-in dining table and bench overlooking Lake Michigan and Oak Street Beach as well as a kitchen island.

The primary bathroom has Calacatta and Belgium black marble.

The unit has the features buyers look for including central air, washer/dryer in the unit, and there are FOUR parking space included with the option to buy two more.

The Palmolive is near Michigan Avenue, Oak Street Beach, the shops and restaurants on Oak Street and in Streeterville and the Gold Coast. Multiple bus lines are steps away.

The primary bedroom has southwest views, a large closet and an en suite bathroom which the listing says was “rehabbed” in 2022. It has 2 separate white vanities, white countertops, white cabinets, a large shower with dual shower heads and handheld sprayer and a linen closet.

The second bedroom is also en suite.

The third bedroom has French doors and the listing says it could be used as a den or office. It’s also “semi” en suite.

The kitchen has dark wood cabinets, black appliances, granite countertops and a breakfast bar up against the windows with views of the city.

The unit has a small balcony.

It has the features buyers look for including central air, side-by-side washer/dryer in the unit, and one garage parking space is included.

The Fordham is in the Cathedral District, across from Holy Name Cathedral, near the Whole Foods and the Trader Joe’s. A new Aldi’s is going in a half a block away in the old Whole Foods space. It’s surrounded by restaurants and shops and is steps away from Michigan Avenue. There are subway stops and buses within a few blocks.

Originally listed in June 2025 at $875,000, it has been reduced $36,000 to $839,000.

The current price is $130,500 below the 2003 original sales price of $969,500.

The unit has hardwood floors throughout, custom window treatments and shades, brand new doors, organized closets and new lights with dimmers.

The kitchen has custom Shaker white cabinets, an oversized breakfast bar, stone countertops and backsplash, and stainless steel appliances.

There’s a dry bar with a drink fridge with a marble backsplash.

It has a separate dining room.

The primary suite is a “private oasis” with a marble and porcelain bath with dual sinks, a walk-in-shower, organized closet, decorative millwork and built-ins.

The second bedroom has an organized closet.

The hall bath was perfectly redone with marble and porcelain.

The unit has a laundry room with storage.

There’s a private balcony with city views.

It has central air, washer/dryer in the unit and there’s a second floor garage parking spot available for $50,000.

This building is near the shops and restaurants on Rush and Division, the Jewel and the shops and restaurants of old town. There are numerous bus lines and the Red Line at Clark nearby.

Listed in August 2025 for $615,000 plus $50,000 for parking, that’s $220,000 above the 2016 sales price.

Built in 1875, it is a landmarked home in the Old Town Triangle historic district with brick sidewalks out front and a white picket fence.

The house is on a 34×60 lot. It has south, west and east views and tandem parking.

We chattered about it in March 2025 after it recently came on the market.

The listing says the Yellow House is on the market for the first time in 25 years.

If you recall, the listing says it has no adjoining neighbors which provides unique sunshine from early morning till late evening.

It also has a secret garden which was a 3 time City of Chicago garden contest winner. The secret garden has been featured on the Old Town garden tour.

The first floor is the living room, dining room and an eat-in kitchen with white appliances.

The second floor has a family room with a wood burning stone fireplace and three bedrooms and 2 full baths.

There is a primary suite, which is unusual in older homes, with a walk-in-closet and an en suite bath with a claw foot tub and skylight.

The basement has a recreation room and storage.

The house has central air.

The listing says the house is in the Lincoln School District. It’s also near all the shops and restaurants on Wells Street in Old Town as well as the rest of Lincoln Park.

Listed in February 2025 at $1.899 million, it has now been reduced to $1.725 million.

We last chattered about this unit during the hot pandemic market, in July 2022.

Back then, many of you thought it was nicely updated and that Surf was a great street.

If you recall, the unit has many of its original features including the hardwood floors, crown moldings throughout the living and dining rooms (unpainted), huge vintage windows and 10 foot ceilings.

The listing says it’s “vintage charm meets modern upgrades.”

It has a foyer and separate dining room which is now called a “sitting room” in the current floor plan and is being used as a living room.

The living room has north facing windows and a wood burning fireplace with wood mantle and built-in bookcases.

The kitchen was remodeled in 2021 and has gray and white cabinets with gold finishes, a white farmhouse sink, white subway tile backsplash, stainless steel appliances and a 2-seats at a counter.

It leads to a private deck.

In 2022, The Cat complained about the bathroom vanity, but it appears that it has been replaced:

“No one seems to want to live here for more than five years however. This 3-bedroom loft in the Manchester Building at 2035 W. Charleston in Bucktown came on the market in July 2025.

Built in 1890, the Manchester Building was originally a hospital and then, by the 1920s, was converted to an industrial building with a bunch of different small businesses. It was converted to 18 loft condos in 1990.

The building has attached garage parking and an elevator. But it also has interior staircases. There doesn’t appear to be an exercise room or other amenities.

The listing says this top floor 3-bedroom plus office is available for the “first-time in over 30 years.”

It has some of the features of lofts including tall ceilings, exposed ductwork and columns. There doesn’t appear to be any exposed brick, however.

There are hardwood floors in the living and dining room.

It has three exposures: south, west, and east.  And skylights.

The three bedrooms all have windows, which is rare in a loft. There’s even an “office” space, or fourth bedroom, which also has windows.

The living room has a marble fireplace.

There’s a large, separate dining room.

The kitchen has white cabinets and appliances along with a double doored pantry and big south facing windows.

It does have 3/4th walls which separate it from the dining room.

There is a big balcony off the living room and an interior staircase that leads to a private rooftop deck with city views.

The primary suite has a walk-in-closet, en suite bathroom and fireplace.

This 4-bedroom Romanesque Revival single family home at 2138 W. Caton in the “Bucktown & Wicker Park area” came on the market in June 2025. (Do you think Mario was reading Crib Chatter about this area north of North Avenue and JohnC’s constant posts that it is really Wicker Park???)

We chattered about it in 2016 when it had price reductions. The discussion was about the Blue Line El, which runs directly behind the house.

If you recall, this entire block is landmarked.

It has iconic interiors including skylights, internal iron staircases, a European-style cage elevator, glass-block catwalks, common laundry facilities, bike room, storage, and on-site management with door staff.

There’s no parking but who needs it in this location?

The listing says this unit has been “completely remodeled” and now has “timeless charm with sophisticated modern updates.”

The unit has 10 foot ceilings and some moldings.

It has the sunny eastern exposure with some glimpse of Lake Michigan.

There is wide plank light oak flooring with soundproof underlayment throughout.

The living room and kitchen are open concept.

The kitchen has white and black Studio41 Omega custom cabinets, undermount lighting, a full Bosch appliance package including a dishwasher, a vented hood and range, quartz Calacatta Montage countertops, a peninsula with seating for 3, and some open shelving.
