  1. This will sell. Smaller, intimate building, new with (at this time) quite reasonably low maintenance fees for the small number of units. Fixed costs will of course rise as fuel/labor costs rise but this is a perfect opportunity for a “longer term committment” to quite a nice home. At this level, the buyer can even do some “personalizing” and most likely will.

  3. This has been among my dream buildings for about five years now. Ideally, I’d live in either the penthouse (which looks like a duplex), or on floors 4-ish through 8ish (allowing for treetop and lakeviews, while minimizing the view of LSD). But I’d still have a hard time passing on this place, were I in the $2 million dollar market.

    Would love to see the floorplans between this and unit 8. I hate almost everything about this unit and like almost everything about unit 8. Photo 7 of 16 for unit 8 is kinda a wtf but it feels so much more spacious and well finished. This unit appears like what it probably is, someone buying sf w/o having the money for the finishings.

  5. Maybe it’s just me. Let’s assume this place is “worth” the current ask. BUT I feel like it needs $500K of work to fit my tastes. I can’t see myself paying more then ask minus $500K. If I drop $1 of capital in, I’m just asking to take a bath.

  6. Beautiful apartment and unbeatable location/views. However, it’s a curb appeal fail. Street level is nicely done vintage-y limestone, but then the rest is stacked on top like it’s made of Legos, with ugly windows and clunky balconies.

    MAX.. that’s why people go apeshit here over cell phone photos posted with million plus listings. very nicely done with the pick your angle photos, place looks much better than I first thought, just horribly finished. Under 100 in work and could be really nice.

    Question.. what would be considered “the” street in Lincoln Park?

    Some odd finishing choices and the furniture is *genuinely* distracting–needs to be staged.

    Also doesn’t help that the intended master bedroom is set up as an office/den.

  16. I wonder if they really have 5 of those awful red chairs or if there are really only 2 that get moved from room to room. Based on the floorplan I am surprised with what is considered the master bedroom. Based on the bath and sauna, I would think the bedroom off the living room would be the master.

    Overall nice finishes, hopefully someone with some good taste in furnishings and without peace signs on their bathroom towels will snatch it up and make it beautiful.

    I guess my question is better framed from my perspective of Lincoln Park. This appears to have to be one of the premier addresses for an apartment. Then I would think there is a premier block or 2 for what would be more of the equivalent to what for lack of my knowledge of a name would be a brownstone in NYC. So lets say 5th to Park Ave in the lower 60’s in NYC or something even closer to you. E.LSD or Water Tower if someone asked me that question about GC. Just wondering if there is a golden triangle or something inside of the already golden zone.

    for A/C you have the lake breeze and not that many windows facing west or east or south. well none facing south or west. so cooling shouldn’t be that bad.

    heat what say 300 a month?

    and if the rest is all staff, i will quit my job and go work there.

    I would agree that this is the premier stretch for an apartment.

    The prime SFH streets seem to be Howe, Orchard, Burling south of Armitage.

  22. good call anon, different mindset on the programmable thermostat here than groove, and totally wasn’t seeing the heated garage in the equation as a whole (or common areas either).

    still i would expect 3k a month in a pre-war lakeview building or ELSD but a new 2000 built building i still dont get it?

    i mean for what you pay in taxes and ass fee coulndt you rent a 3br with a view all over the city? (ok maybe not on this street but you get my point)

    Appreciate the reply. Just looking at a map I would have thought closer to the park but I once said here a long time ago the only other spot my wife really liked as much as downtown was right where you just mentioned. Always ate brunch at this place called Nookies and would walk around after to burn it off a bit. I would love that place right now.

    North of Armitage is sliced up by Clark and Lincoln, so there aren’t as long of stretches of uninterrupted SFHs and east of there is the OTT with the historic preservation limitations. I’d rather be in the triangle, but there are tradeoffs.

    I’d be surprised if this place stays on on the market long… will be fun to watch. Still that #8 is soooo nice. Amazes me all photos of this one exclude the living room window view out onto the park that 8 has, just stunning. Terraces look so much better as extension to the bedroom too. Really could make this a beautiful home. With the intention of being redundant, 8 is stunning.

    Well steppin out to get a lighter. Only thing more frustrating than not having weed is having lots of weed and no torch.

    I had a buddy do work on 18xx North Howe, the cell phone pix he showed me are WTF insane. that whole street had some crazy insane price builds in the past 4 years. and not places for resale personal built properties.

  30. I would suspect that since this was built on a zero lot line there are issues for fire rated windows below a certain point. Should the building next door be torn down they could build to a specific height. Windows are only approved 45 feet above that point.

  31. My friends lived directly south of this building. When they dug the foundations for this place it created some settling in their unit. There were visible cracks in the floor and walls. The developer was sued and agreed to pay and/or fix the damage but not until the new building was completed. This meant that they had to live with the cracks for almost two straight years. It was a great unit and I know that it pissed them off.

  32. I must be crazy but once again, I have to disagree with everyone here. I think this unit is very generic – I would never live here. For 2 million you can get a nice unit at the Park Hyatt, Elysian, or Palmolive (which, in my opinion are MUCH nicer buildings in a much nicer area).

  35. This might be #1 pick ever on this sight. Clio, nicer area depends on what you like. I would love to walk out my front door right into the park, with the zoo and the lake right there too. Still love mich ave but this area beats it for me.

  40. Don’t know about that place Sonies, but I have a friend with a terrace on a high floor by Millenium Park who doesn’t get much use out of the terrace because of wind problems. Beautiful space though.

  43. Great location and views, but paying $900 psf (Unit #8) seems awfully high for Chicago outside of the GC, E. LSD, vanity address buildings. $900 psf is super-high for what does in fact look like the world’s tallest mccrapbox.
