Get Your Cabana Just in Time for Summer! 655 W. Irving Park in Lakeview

Two years ago, we chattered about these unique pool side “cabanas” at Park Place Tower at 655 W. Irving Park in Lakeview.

Back then,  Cabana CO-26 was on the market for $42,000. I can’t find any record that it ever sold.

Right now, Cabana CO-11 is on the market and listed for $25,000.

The cabanas allow you pool and barbeque rights even if you don’t live in the building.

They have a small kitchenette with a refrigerator and a bath with a shower.

No- you can’t live in one of them.

Assessments are $14 a month which includes water, electricity and, of course, the pool.

Taxes are $69.80.

Before you say anything about the price you should know that one of the cabanas, CO-16, just sold for $22,000.

With CO-11 listed at more than double the 2006 purchase price, are these cabanas among the few properties actually showing appreciation?

    I was up there once. What a scene! However, I prefer the beach to the pool (and freshwater to chlorine).

  2. At some point this becomes worthwhile merely for the free water. I could see someone buying a commercial ice machine and using this place to bag ice cubes.

  5. When I think of this cabana I think of ze carioca. Because in the Brazil episode of Idiot Abroad Carl’s host is someone with gender identity issues in a speedo that says carioca showing him around Rio.

  11. Lame photos! I can see it as a decent crazy discretionary income investment for a person or family that lives in the area. Ok family thing might be stretching it as the scene is more adult at this pool than the local Y…. (no pun intended)

    I used to live across the street at 3930 and recall several unit owners that had rented their condos but were still eligible for purchasing a pool pass. On most summer Saturdays they would drag all their “gear” down from the burbs to spend the day at the pool.

    I suspect that those individuals would have loved the idea of having a private bathroom including a shower. Then they could nstall a mini fridge, spend the day in the sun then shower and go to dinner downtown before returning to their miserable existence in the suburbs….

    Just kidding to my suburb loving friends. I am sure that we will be there someday soon, No I will not be buying a pool cabana at 655 W. Irving Park.

    If only the downtown Four Seasons or the Peninsula had a 25K cabana……

  12. I don’t like suburbs either, but I am not convinced that someone will have to come to down town to go swimming. I would think given the space available there, they would have much better swimming options there. I can see people coming down town for the lake, museums, concerts and etc, but a pool?!

  14. EBC is $170 a month… and you can use the 3 of the 4 pools year round… so no this isn’t even close when you factor in all the other amenities EBC provides

  15. This was a great pool back in the (single) day. I visited with friends who had a cabana and it was great.

    Remember the location is 1/2 block to the lakefront bike trails. There are tennis courts and a 9 hole golf course within walking distance. Factor in street fests every weekend after your mid day swim and shower and it’s starting to make sense.

    Great point and I agree with the better amenities for sure but for a cash buyer it is now costing them $20 per month or $240 per year. Less than two months at EBC so not a true comp. It also appears that the investment might actually hold some (or all of it’s) value over the years ahead. Your $2K per year at EBC club will just evaporate each year although you might get to shoot hoops with Prez or tan with Oprah. Wait….neither live here anymore!
