  2. The terrace looks spectacular. Taxes and fees seem OK. Third bedroom probably too small to use as a bedroom, but would make an OK office. Views seem kind of blah, and this isn’t my personal favorite location. Still, not a bad price for what looks like a true penthouse.

    At 500k w/parking it is a steal
    At 525k w/parking it is a good deal
    At 550k w/parking it is ok
    Anything above that is not so good……

    I would offer 500k with parking cash today…take it or leave it.

  4. I think this place is kind of nice, though I would like to see a floorplan (not sure if that third BR could actually be a BR). Cheaper than the townhomes at the place on Kinzie and the river, more expensive than the ones on Fulton next to Carnivale.

  7. Nice enough place, but I think Clio said it well re: prices. The ask is overpriced right now.

    Also: This is very close to Metra tracks, and not super far from the highway. I’d be wondering/worrying about noise (more from the Metra tracks, which are *right next* to this unit).

  9. It has a pretty smart floorplan from what I can tell, though I’d like to see the kitchen more open to the entertaining area. AWESOME terrace. Too bad it’s not facing East though.

  12. I think it will go for close to ask b/c outside space like that is rare. Its semi-protected from wind and a true entertainment terrace. This makes it better than many other three bedrooms.

  13. The hard part about pricing three bedrooms is that they range so much in square feet…much more variation in size than 2 bedrooms. For example we looked at three bedrooms ranging from 1600-1800 square foot in the 500K range and 3000 square foot places that were over 1 million. All three bedrooms. This makes comps for these units hard. You really need to compare the size of the entertainment spaces and overall sq foot.

  15. I remember when this building first went up and I went to see units – train noise was pretty loud here (both from the el and the Metra). That being said – duplex with that huge of outdoor space at this price – a steal at the listing price imho.
